The second phase 3 storers price is 2 mil but not sure of any rebate. I went the welcome center few ago. Only left one units
3 n half left quite of numbers
The house spec hearsay very good. Consider is the best in Setia alam. That y the price sky high. Some more total 300 units share one club house.
Only sayang is link house. If DV house is cluster semi d. I believe the price will higher than sky 😅😅.

The spec is good?
I find it too small for living n dining area....bcos the large BU is all in the bedrooms....

Its like encouraging the family to stay in their rooms whole day de. Mbr is a killer....occupied the entire floor....and its on the top floor....unless u have strong knees.....otherwise.....hmmm....

Also intermediate Units very dark inside the house. The end lot n corner are better choices but it comes w premium.

Lastly....the entire phase comes w same designs... or almost s ik milar design....on a dark night u might return to the wrong house.

So much for 2mio home...

Information is quiet transparent nowadays..I went to the sales office in 2011/2012, it left some units at 1.25m (no lift type)...

maybe you should drive a round to DV

considering you LTV 90% and since CF, you either BE or making a loss already

tough luck!

and you will see more Auction units from both world, DV & EP

If 2.55 mil sub sale for DV 3 storey corner. First phase buyer still can make some money. If not mistaken they oredy hold for 2 yrs with 90%LTV. Purchase price 2.0x mil.
Nett nett maybe still got 200k plus.

Intermediate die die
Same like some EP cluster semi d. Bot 1.7mil sold 1.8mil

Not only DV or EP lor
Even for EA, my personal opinion. Own stay no need think much. As long as suka n within budget. Ok lor.
If for investment, better think carefully even got holding power. If no holding power, think oso no need to think 😝😝

SEH welcome centre to klcc is 1 hour 6 minutes. 46km
Setia city mall to klcc is 1 hour 3 minutes. 49km

Both time equally at 8am. SEH is averagely two to three times cheaper than SEP.

in term of pricing.... SEP cannot fight already... can only buy those subsales older terrace in SA... and hoping they are less than 800k.... as for working adults... depends on your options.... SA can choose to work in PJ subang shah alam which also offering ample working opportunities for office workers the same as KL....
for SEH... KL, cyberjaya, seri kembangan, puchong south is your main location for working opportunities... but comparable... cyberjaya, seri kembangan, puchong south doesn't offer the same amount of opportunities as PJ subang and shah alam....

the question you need to ask yourself is 'why seh need to sell 2-3 times cheaper than SEP when they can sell 2-3 times more expensive than SEP?'#

Setia is not exactly in the market to do charity work......
