The issue here not solely on the gate, the main issue here is whether Cradleton owner can change the gate because it looks ugly to some of the owners.

SEH P1 don't have such issue, because it is individual title, resident is freely to change any gate they want.

That's why no point to benchmark the landscape of cradleton to SEH Precinct 3, totally different category.

SEH P3 units starting from 728k (very few units) until 1.6 mil for the zero lot bungalow. It is currently most premium precinct in Setia Ecohill township. Only the tenderfield precint is on par with precinct 3 SEH at the moment.

GVH central park no where near to the swan lake EM or 360 The PARC of SEH. What kind of landscape inside the precinct of GVH have? A small linear park with some children playground facilities?

It would be more reasonable to benchmark Cradleton landscape to the Precinct 1 of SEH.

SEH 2 phase 1 landscape masterplan is already revealed even before launching..

This is a very great move and hopefully EW can follow.

If compare about the masterplan between SEH 1, EcoMajestic and SEH 2, we already can notice SPS has much detail touch up on the landscape masterplan in their township.

So far, never hear EcoMajestic reveal any landscape masterplan beside the swan lake which we already knew.

Again, people tell me in future EM shall have a few design of the main gate for owner to choose if they want to change, not sure true or not lah..

If not mistaken in "future" only Cradleton precinct have gate?

Yeah loh, at own cost... but not sure true or true loh...

Bro, don't be so upset ler... There are a few points that we should consider also:

1.) If my memory serves me correctly, Cradleton first phase started from 586k, while Merrydale starting from 688k.

2.) We knew there will be gazebo and fountain in the Cradleton phase. In addition, according to the masterplan, we will have a linear park inside the fencing as well. The size seems like quite okay as well. Those line patterns I believe are jogging track / cycling path.

3.) There will be a pond/lake just outside the Cradleton main entrance, which I believe EW shall turn it into a beautiful lake park as well. Although it is accessible by public, but I think EM will keep on maintaining it.

4.) Units with different leveling is due to the land contour, some row will be more severe than others. Apparently, Merrydale plot contour is better than Cradleton.

5.) In terms of distance to STP, Merrdale north also very close too.

Bro, I presume we can hand in a petition to EW about the EcoGate issue after VP later, if majority of the owners believe it is not acceptable lah. By the way, not difficult to see Tan Sri in person, since EW have so many launching in the coming future.

GVH launching their second phase 60k - 70k cheaper than 1st phase.

Tropicana Heights Parkfield (2nd phase) is ~ 5% more expensive than average price of Fairfield (1st phase).

By the way, not sure if every rows of Merrydale will be on the flat land, especially the north part..

Got lah... Itu cheerywood? But should be same group as Parkhome, i mean pricing..

Stoneridge coming... We will know the pricing soon, how EM going to position it if compare to tenderfield.
