I'm not the spokesperson of EW leh. Well, I think it's considered quite well planned as to what is to be rolled out. Commercials (Ivoris and Brighton) will be ready gradually as the houses are handed over in months and years to come. Chinese school I understand that it is in good progress now and hopefully sth positive can be announced soon this year (after a long wait). Of course these are far more than complete for an integrated township. Having said that, the mall in Majestic City can't be launched so soon before any occupancies take place in EM. So, I think the plan is to gradually bring in more crowd into the township with higher occupancy and from the people nearby. With that, only can it convince the prospect buyers to invest into the commercials in Majestic City and the mall then. The opening of the interchange, Ivoris and the park there will help drawing some crowd I suppose, and the park can be used as a platform for launching of commercials and some activities in Majestic City for market awareness.
Majestic City is the gem and I think to derive premium value out of it sth convincing must be presented. Swan Lake I suppose will still be centre of focus for years to come as the show village is there.
Great to know the chinese school shall be in and hopefully there will be announcement to be made by end of year.. I believe the school needs to take at least one - two year to be built and go through all the application procedures and we can see some positive impacts after 2018/2019 later.
I hope EW understand that building a park can add value to the township, but it is not a main driver leading to occupancy or "crowd". I believe EM should know already, if without any activity/event, how many visitors will pay a visit to swan lake in weekday and weekend, to justify whether if it is really can draw the crowd and create "awareness". In addition to the building cost, EM should aware that building a park needs proper maintenance later, and it is not cheap. If they want to put in fountains in this majestic park, cost even higher. I believe EM should already know this, and hence the signature roundabout currently seldom have fountain on already.
If EM can use this budget to lure quality shoplot tenants (providing higher subsidy as this is new township) or building some "residents' need" amenities (such as hospital, transportation hub, modernize wet market, secondary school, etc) , that will be more useful to drive occupancy or "crowd".
EM should work out some game-changer plans that really can draw the crowd and occupancy to EM, we already have swan lake as the central park now, which is already "great enough" to lure interest for green lover. I believe inside the fencing area for each precinct also have its own linear park or even "central park" as well. Crowd hype won't be created just with parks..
