Guessing(maybe wrong)...
The psf lower than Velo resi(subsale) and 1cockrin, else challenging to sell
The psf should be higher or same with JDupion, else lower profit margin and buyers of the later would be disappointed.

1) a covered/underground walkway to velo?
2) a covered/underground walkway to MRT station without going thru velo?

So far, these are the some information that i get from their sales staff:-

1. Layout size start from 8xxsf - 13xxsf.
2. Min 2 beds - dual keys concept.
3. Leasehold Land (Commercial title)
4. Land size about 1 acre.
5. Min 1-2 carpark.
6. Retail lot not for sales.
7. Maintenance fee about RM 0.40
8. No covered or underground walkway to Velo or MRT.
9. No plan to expand the "lorong Peel".
10. About 900 PSF (Net)

Overall is subject to change if their boss decide to change the plan.

Information above is for references only please verify by yourself if you keen to this project.

8xxsf x RM900psf is minimally above RM72xk++..
Let's see how the dual concept works for this size(if any)

Only biggest unit with dual key concept. Others layout is either 2 beds or 3 beds.
