Hello Segambut folks! The proposed development (as shown below in a notice signboard for Rule 5) has now been approved with "slightly" higher density. The developer now plans 558 units in two blocks of 40-storey service apartments. There will also be some space for retail at the podium levels. Formerly a pusat rekreasi and an undeveloped land parcel, the new development will be intended to spur new activities within Taman Sri Segambut.

Actually i am very interested on this project because i am staying nearby only (Jinjang)
But what i concern:
1) Land title is commercial, serviced apartment so all the maintenance, utility bills will be higher than condo/apartment
2) There is a pasar just beside the land, developer said the hawkers will move out later (but how if they not move later?)
3) The project is surrounded by all old shops, single storey houses which may make it not that luxurious at all.

Any experts can comment on this???

down to your own preferences... what you mentioned its true... that area is old and ugly and messy... the layman way to say it... just fugly.... lol.... suddenly a brand new luxury apartment build opposite all these... even you able to chase out the hawkers everything... its doesnt change the original state of this area... its still consider low class for me.. to pay a high class price to stay here... thats my 2c....

No wonder the sales guy said it will be postponed la....hahaha
But the developer (JL99) already bought that land, wondering what is going to build there in the future.
And the sales guy did mention that it will have Post Office, Police station and Food Court downstairs...
Hmmm, let see end of the year what is going to happen. Last time The Henge also got many residents came out and make voice, but at the end .....

I heard that to pay the booking fee of RM5,000, you will need to submit in the form of cheque. The cheque from current account (not sure what you call that), not banker's cheque. Is it true?

Called Legend Heights, this new project will be two blocks of 40-storey serviced apartment right in the heart of Taman Sri Segambut. Tower 1 has 310 units while Tower 2 has 248 units. Unit sizes are 1,050 sf (3+1 BR), 1,215 sf (4 BR) and 1,350 sf (3+2 BR). Partially-furnished with an estimated price starting from ~RM450 PSF.

Comparison Kepong area developments, metropolitan lake area.

Yes, no doubt they are nearer to MRT2 since There is MRT2 station at metro prima area. But think bout the density around that area, it is massive! In terms of rental is really a serious matter. Imagine how many competitors you will have when you wanted to rent out your unit?

at least 5 developments over there, at least 8000 units over there, plus existing houses over there, at least a total of 10000 units. Imagine one house at least 2 cars, what will the traffic like when during morning and evening time? 20k car?

Further more, most of the land in KL are leasehold, but no harm to take a leasehold property. Government will definitely approve title renewal for developer after 99 years, Why? because they can get renewal tax and fees. They won't demolish it or disapprove the renewal, why? Because it need to spend time and money!

High profile or so called branded developer, is not really worth to buy! Why? Expensive because of its name, they might not maintain it well after it completed because they won't worry they can't sell out their unit. While developer like JL99 is still building their name, so they will be more concern on every single details in order to build a good name! What we looking at when we buy food? expiry longer! Same goes to property, permanent stability!

Those shops built by saiwai grp next to tis project just started to rent out after 4yrs after completion

And actually tis land is not meant for development as I know

Dun sapot rubbish development. As I said tis land is not meant for development.

I do blif there r beta option around kaptong area. With almost similar price u might b able to get R5 @ dpc which probably giv u beta value beta loc beta packages.

I read in the newspaper that the neighbourhood protested this development because in the original plan, it was reserved for open playground and wet market for the community but somehow...

Sri Segambut many Indian staying, because got a Tamil school there.

I was booked last year November, and was told by the agent that it will launched after 2017 CNY (SNP signing also). But so surprise to hear that until now also haven't launch? OMG... What happen?

Actually location is not bad, surrounding all matured already. Got a new shop just behind (possible to have mini market, 99 speed or 7/11 in future)
Also, it is located beside Pintasan Segambut, the new Duke 2 will be just at the end of Pintasan Segambut. Compare to Aeon Big, Jusco or even Enesta, you are much much nearer when you want to go to work on morning or back home when you finish to work.

Actually location is not bad, surrounding all matured already. Got a new shop just behind (possible to have mini market, 99 speed or 7/11 in future)
Also, it is located beside Pintasan Segambut, the new Duke 2 will be just at the end of Pintasan Segambut. Compare to Aeon Big, Jusco or even Enesta, you are much much nearer when you want to go to work on morning or back home when you finish to work.

I'm not sure how JL99 conduct their sales for this project and their other projects such as Lakepark, The Reach and one PPA1M in Kepong (can't remember the name), but if they haven't released the 1,350 sqft units, the internal SA I dealt with would have mentioned this up-front dy. She told me this and when I saw the sales chart, it corroborates what she said.

Where to cari those sizes la boss.. Hehe. On a serious note, legend heights seems to be priced quite decent for ownstay, well from my standpoint. At least have the assurance that there won't be any condo nearby to block your view or etc in near future.

Legend onli has 1 advantage in location. Faster access to Jln kaptong and segambut vs lemanja to reach kl in slightly shorter time.

Apart fr tis the loc is not meant for condo if u r a kaptong lang u should know. Those shops under saiwai grp still kosong kosong after so many yr built. Pasar probably gone later on. So legend is like taking away sthg fr the residents nearby.

Was hoping for a healthy debate but well, it is what it is. Can't be really debating based on "gutsi" feeling. Lol

When there is development, of course it's taking away something. Lemanja's neighbours won't be too happy that their view is being taken away right? N yes I'm fully aware about the master plan for this land some 30 years ago. Except for the recreation park, most amenities that were in the plan are being built or so from what I understand.

I managed to book a unit last year November (ya November of 2016) but cancel it on December. The time i book the SA told me Pre launch before CNY 2017...
OMG now is September 2017 already... No one sign S&P yet until now???

Hmmm, that time it was a very good choice compare to other similar projects in Kepong.
But after awhile when i found other projects (Kepong Centra, United Point, Mizumi etc) and the current Subsales value like First Residence, Vista Mutiara i decided to give up the unit.
And also i can't get the nice floor & unit i want, those nice unit all being booked or reserved by the developer & agents (i very very dislike it)
Since their so "LanCi" & thought their project so so many demand then let them sell la.
Got money i don't afraid no property to choice from.

just using pintasan segambut road towards to end of Jalan kepong then Jalan Kuching follow to KL City

nice one bro..few more condos gonna vp soon in kepong/manjalara,..maybe you can also fly fly video video there...this condo is good because not many condos nearby like tmn sri sinar. Downside abit far from public transport.

Mrt station itsself is the culprit for messy jam to start with bcos everyone is picking or dropping off somebody and they dun care just park at side of road and create traffic jam.

Yeah truly agree with this, thus it is better a condo located around 500-700m from MRT than just 100-300m away.

Yeah around 2km can drive over but in my opinion it is better be like 500-700m away. Legend heights won’t be the most convenient/strategic located condo around there anyway, I like this condo due to the fact no more condos can be built “nearby”.

How many times i see stationed cars park beside the station (buses included) waiting but block the entire one or two lanes????

Dun need to go far...just go to klia and you will see clearly the mentality of driver and ppl there......

My friend stayed in Axis Atrium and eventually Main Place. Both are around 300m from the LRT station and the stations are above ground. He told me that he got used to the noise after a while and didn't find it an issue.

Well, he actually like both projects because of how close they are to the LRT station and he uses them for his daily commute to the city for work and also for his social activities. So yes, need to get used to the noise, but you can't beat the convenience.

You can never get use to the noise. It started from 4am in the morning and stop about 12.30am to 1am.

If your unit is front facing the track, lagi teruk.

You can never immune to the noise. The noise will still be there....maybe less agitated.
