SEH 1 so far don't have any strata title property lah, excepty the apartment..

That's why loh... need to wait till masterplan out then only confirm mah.

If based on what's have been told by the SA, precinct 1 residents cannot enjoy the club house facility. Nonetheless, I presume the final decision will depend on the sustainability of the club house. brows.gif

Musician boss, as far as I remembered on the DMC I signed, there is no clause on the funeral, wedding party, BBQ gathering, etc.. I only remember if there is any firecrackers, fireworks, music, audio equipment, etc that can cause nuisance then not allowed lah..

Not so fast gua... Maybe Sep 2016 only starts selling...

This is the best location for commercial unit, at the entrance to Ecohill link (substantial visibility and free advertisement) and at the center of SEH, EM, Pelangi Semenyih 1, Pelangi Semenyih 2 and all surrounding vicinity projects. Walking distance to the Tesco Semenyih as well.

Yeah woh... Your Parkland@Semenyih need to hold after 2020 only can sell leh... After that may face stiff competition from Ascotte Boulevard that has better location and visibility.. Just need to prepare loh.. biggrin.gif

Lol, need to be like that meh... You buy Parkland for investment also need to hope to get the spillover effect from Setia Ecohill mah, sure need to wait longer than Setia Ecohill unit lah..

By the way, please be a responsible investor. I presume Parkland don't have fencing and guard house after vacant possession, please pay and help your RA to put this security things up ler, otherwise even difficult for you to dispose the property, because surrounding new property all fenced and guarded..

basically the dmc is btw developer and owner.....a private contract.....and owners renovation just need local council approval.

UNIFI I heard will be available in June. Nonetheless, you can start to apply now, since TM works more "efficient" when there are more applications.

As for the occupancy, the Precinct 1 has about 80 units occupied now while Precinct 3 there is about 15 units have residents move in already.

Within 24 months from your SPA stamping date, if exceeds, LAD apply. Of course developer who finish early can do the VP early as well.
