QUOTE(gtfan @ Mar 21 2016, 06:49 PM) Thanks for the advise. Initially the onsite supervisor contractor told me no need to log the issue (i wonder why). Anyway, i have already submitted an email complaint to the CEC just to lodge my complaint to prevent finger pointing later on if it ever happen again. You know lar...suddenly, they says, it's due to my reno and no more warranty. Please update us on the progress. So far, CEC never say no to me in anything about the defect, just rectify everything as compliant. I presume you should insist to have them double check on all the gutter and piping. These two days always raining heavily in semenyih, hopefully aa good timing or you to do verification after rectification is done. |

QUOTE(gtfan @ Mar 22 2016, 03:28 PM) Went to my unit just now during lunch time to inspect, they have replaced the plaster for my toilet and kitchen area. Now they are repainting it. This is exactly the same thing happen for the Errana unit last time - blockage at gutter and rainwater backflow. According to the onsite contractor, it is due to debris found inside the gutter which caused a blockage and caused a backflow during heavy rain. They have cleared the debris and they told me it won't happen again. (I am doubtful !!!) So are they expecting owner to always clear the gutter in future ? I am still awaiting the formal reply from CEC on this as the way i see it, it is design fault if they expect owner to climb up to clear the gutter. I will update you folks on the outcome of their reply. On a positive side, i am glad they worked to fix my unit immediately and i rated them "A" for their responsiveness. Are those construction debris? I think I need to lodge a request to CEC so that they can send people to check the gutter if there are any possible debris and blockage.. Do update us on the reply from CEC. This post has been edited by samkps: Mar 22 2016, 03:54 PM |

QUOTE(gtfan @ Mar 22 2016, 04:03 PM) Samkor, they told me got plastic bags, hardened cements, and other debris. He claim must be those irresponsible workers during construction. Isn't that the rain gutter is covered? How could possibily plastics bags and hardened cementes can go into gutter? If debris are the main cause, look like it is very easy to sabo your neighbour in future....throw some plastic bags and debris into his rain gutter |

QUOTE(desamewah @ Mar 23 2016, 12:03 AM) My site supervisor Mr Kow for P3 is a very cool guy who'll agree to rectify whatever you ask him to do! Thanks for sharing.. Yeah, oriental garden is just too marvelous. I also love it very much. BUT, he specialises in being so super cool that his 5 days means at least 15 days! Have to keep pushing him! On another note, my wife and I go for a walk to Oriental Garden at least 4 times a week and we made certain interesting observations: 1. If you leave your sandals outside your unoccupied house, don't be surprised to see it being stolen! I left a pair of scholls outside my house and the next morning gone! The guard said there isn't much they could do about small items with so many foreign workers around! 2. My wife and I usually walk 2 to 3 rounds around Oriental Garden and we realised that not only the guards make their security rounds on their motorcycles there but a few of their foreign workers have been using the garden on their motorbikes as short-cut! I've made 2 reports with the security people over this. First, it's a walking, jogging track and not meant for motorcycles. Secondly, I don't want motorcycles destroying the pathway esp when they go doubles. Thirdly, I get very worried with unknown people suddenly appearing behind me on motorcycles. 3. Oriental Garden has a beautiful reflexology area but there is no seat for us to sit and remove our shoes. The seats are there but too far off! I filled a form with the Estate Dept requesting for a bench to be built, a couple of weeks ago and they promised to call me up to get the details but so far no one has given me any call. Honestly I think P3 is a truly lovely place to live. Th e gardens are truly awesome! The Oriental Garden is a replica of what I once saw in Australia. It would be even more lovely with some fish and ducks swimming around! Just a word of caution. I've seen some motorists speeding and this really worries me. The Malay family in Jalan 3/2B have a few children and they frequently cycle around. I would really hate it if there were any untoward incident! So when we drive around , we need to be really cautious of the environment. The stolen shoes case is not something can be forgiven. You should complaint to CEC and make sure they do something on this. I think you should install a CCTV too, this is something very serious. If scholls/shoes/sandals can be stolen, who can guarantee next time the items inside house would not be stolen? |

"Among the amenities invested for Setia EcoHill is their pride and joy, the 360° Club House situated at the highest point of the area, with a breathtaking view of the surrounding areas. The club house is built up of 350,000 sqft with amenities specifically for the residents in the area. Construction for the club house commences early April 2016 and will tentatively reach completion within 2 years. " “Tenby International School will add convenience to the residents within the area. We expect to start this year with close to 200 students, but eventually that number is expected to grow to 1800. In 5 years’ time, Tenby International School aspires to be the absolute school of choice in the area, promising the best education can offer. “We are setting up primary and secondary links with Queens University and Nottingham University and University College of London. Aside from being passionate and dedicated, we will also ensure trained staff, equipped with leadership and development skills.” "Being the visionaries they are, SP Setia Sdn Bhd already has plans to build a retail mall of 200k sqft equipped with commercial lifestyle outlets. “We’ll call it EcoHill Walk, so people will be able to relate to the concept.” If you had Setia Walk in mind when reading that line, you probably get the gist of the concept. “We’ll have 4 levels of retail mall and 80 units of lifestyle commercial shops." QUOTE(hiddenmcky @ Apr 3 2016, 01:21 AM) Behind the 56 shoplots that are currently under construction. If including the new 80 shoplots, there will be about 136 new shoplots in this area, plus another 4-storey retail mall. We hope SPS leasing time can work hard to bring in quality tenants here. This is the most strategic commercial area that can pull crowd not only from SEH + EM, will be from other housing projects in the vicinity as well. Attached thumbnail(s) |

QUOTE(Jasoncat @ Apr 3 2016, 04:01 PM) The club house will beat down PARC! Wow! That must be very grand and tall structure. It's also reported lately that SPS upsized the medium term note by RM75 mil to fund the construction of club house and an international school (guess it could be Tenby as no name disclosed). hehehe, well, the highest point of Ecohill 1 shall not be the PARC nor the Club House.. It shall be in ..... Yeah, MTN by Setia Ecohill Sdn from Alliance Bank, fully guaranteed by SP Setia. |

QUOTE(Longshot @ Apr 3 2016, 09:05 PM) Thank you Sam Kor. I think EW has Eco Times.. Or something like that. Can't really recall. Yeah, Eco Times... But that with all the EW project one, izzit? Does EcoMajestic has its own bulletin rather pieces of email? Wah.. This club house location is also nice. Those staying in D'cassia, D'cerrum and D'Camelia will have close access to the PARC, Eco Hill Walk and abit further is this club house... Very nice indeed. Hopefully membership fees is not too high but still a nice option. In EM we have the sports complex and beautiful lake at the commercial area. Now let see what EW has in plan for the commercial plot. Exciting times the next few years while waiting for my babies to be born.... Hehe Ecohill 1 retail mall and shoplots just appetizer, Silversquare is the "main course", finish with a delicate dessert from Ecohill 2.. Voala.. a decent full set of commercial plan... Semenyih still waiting its very first corporate tower.... |
