My personal opinion:

1. If you are driving to Lowyat Plaza, prepare for massive traffic jam (Jalan Imbi and on the way to LYP).
2. Parking rate is expensive (RM 2.70/hour).
3. Don't think it is possible to get there by public transport (LRT/Monorial/KTM) because it will be very hard for you to bring the rig back to home.
4. Price and product choice aren't that attractive anymore compared to the past.

Everything looks ok here.

If the games you play is very CPU demanding then your i5 will hold back the performance of GTX1070 a bit but then don't worry, most of the games are still single threaded and hardly utilize all core except few of the triple A titles.

Just get the GTX1070, it is packing the twice of the performance of GTX970 thumbsup.gif

Overclock the 4690K might help a bit if the game is core speed (single threaded) hungry, otherwise if the game is multi threaded then i7 will benefit more.

Might as well just get the i7 6700K if you are keen to overclock the CPU, an overclocked i5 6600K is still an i5 (quad core limitation), just the core speed is increased.

Video editing/rendering do benefit from i7 thanks to its hyperthreading technology, an overclocked i7 is even more beastly.

Just imagine you have 4 hands vs 8 hands, 8 hands operation is still way faster than 4 hands.

Avexir is more on RAM customization instead of making cheap value RAM, they are totally comparable to Kingston and other RAM manufacturers.

Corsair Dominator LED Kit also does the same thing.

Just went to Asia Cafe SS15 last week but didn't notice the big monitor that you have mentioned, is it the one projected on the white screen? If yes then it is projected from a projector.

Checked the specs, 27" IPS 1080p 60Hz with thin bezel.

It is an old model, don't think new one is still available in the market.

You can consider other brands such as Acer R271 (RM 849), Asus VX279N (RM 929) or BenQ EW2750ZL (RM 919).

Custom gaming rig is always cheaper than branded OEM "gaming" PC.

Are you in the rush to build the rig? If not, please consider waiting for AMD RX 480 which is scheduled to be released in end of June/July, it packs with the performance of R9 390X/GTX980 at $199 (should be around 1k when it enters local market).

Since you don't need a new Windows license key so the build has to be re-adjusted to reflect the changes.

Both Nvidia and AMD have their advantages and disadvantages, GTX960 is last gen card, RX480 is new card based on Polaris architecture which is just announced 2 weeks ago in Computex 2016.

Failure rate = your luck

Some can last some don't.

Since you are getting a dedicated GPU so the display output port from mobo is pretty useless TBH, just make sure the GPU you are going to buy comes with HDMI, you need to use the display output port from GPU instead of mobo, please take note on this.
