I recommend you to get a high frequency RAM to pair with your CPU, it does benefit from high speed RAM.

Nope, R9 270 doesn't support FreeSync.

FreeSync helps smoothen the display and remove the screen tearing etc.

If you buy a FreeSync monitor and pair it with Nvidia GPU or an AMD GPU that doesn't support FreeSync, it will still work like a normal monitor, you just cannot take advantage of the main purpose of the monitor. Just go with another monitor since your GPU is not FreeSync compatible.

5 years is hard to guarantee, but if you have enough tolerance (when your system is getting outdated, maybe in 4th or 5th years) then it should be fine.

I need to know the exact model of your current PSU.

Spanning across 3 monitors requires a powerful GPU as the resolution will be bumped by 3 times (assume you use 3 FHD monitors), your budget can mostly fit a GTX960/R9 380 (current gen) so you need to tune down the settings by a lot to maintain a playable frame rate.

Ok, if you can tolerate with low settings then you can save the money and use the iGPU that comes with the CPU to play those mentioned games, if cannot then you can go for a cheap GTX750Ti (~RM 500), but bear in mind the performance difference between iGPU (HD 530) and GTX750Ti is not not that significant only, GTX750Ti is around 30% faster (depend on games).

High graphics settings is very hard to guarantee with this specs because the 144Hz monitor has already taken a large sum of your budget, so I can only fit the lowest end i3 + GTX960 with the rest of the budget.

RAM and mobo can keep, any mobo is good enough for gaming, those so-called gaming grade mobo do not contribute to frame rate.

Just change the CPU to i5 6500, don't get 6400 because it is almost similar with 6402P except with a faster iGPU only.

If you need 4 RAM slots then change to B150 chipset.

Currently Nvidia only launched Pascal based GTX1080 and 1070, 1060/1080Ti to follow soon, most likely in Q4 if they follow the same release schedule last year.

GTX1070 is probably going to cost you at least 1.8k here, so AMD Polaris is the another hope now since AMD said they are going to focus on mainstream GPU instead of high end GPU, I guess they are targeting to release Polaris 10 card at "mainstream" price (1k - 1.5k).

GTX1070 hasn't launched here yet so we still don't know what will be the price, but it is estimated to be at least 1.8k.

The raw components listed by you will cost you around 6k, not including mobo, PSU and casing yet.

You listed 6700K so I assume you gonna overclock, so adding a Z170 mobo + a decent PSU and casing, it would be around 7k+/-.

If don't want overclock, then just take the non-K i7 (6700) + B150/H170 + 16GB value RAM, you can remove the aftermarket CPU cooler too, if want to save money then you can go for i5, usually i5 and i7 perform neck to neck in latest games unless the game you play is very CPU demanding.

If speed is a concern, you have to choose Seagate Barracuda.

In mainstream HDD war, it's basically WD Blue's 5400 RPM vs Seagate Barracuda's 7200 RPM with the later one being the clear winner.
