1999 for i7 4790K + Asus Z87 is quite worth, considering the cost for these 2 items is already more than 1500.

If everything is new and comes with valid warranty then it is worth to consider, you can add in those missing hardware from your requirements but make sure there is enough clearance for future expansion (cheap OEM case/normal case usually comes with limited expansion slot/space which makes modifications/upgrades almost impossible).

TQ. I have the same thought in my mind after few Google. because the Single Core performance of the i7 4790K are very good as well (due to the software I'm using). Yes, is everything new with 2 years warranty from M-Link.

Are you able to wait for few more weeks (probably next or next 2 weeks)?

If can then wait for the arrival of GTX1060.

If cannot then you have to settle with last gen GPU such as GTX970/980/R9 390 (GTX1070 & GTX1080 are out of your reach) or RX 480 (carrying the performance of GTX970).

Gigabyte H110M-DS2 (D4) - RM 249
Kingston 16GB (16GB x 1) DDR4 2133MHz Value RAM - RM 279 (or 8GB x 2 at RM 298 but will use up all the RAM slots on the mobo)

If someone were to go for older generation such as Haswell platform for the same combo, how much price will differ from above quotation ?

Price is likely the same.

i5 4460 is almost RM 800 now, the cheapest H81 mobo is around RM 220 while RAM between DDR3 and DDR4 is basically the same.

ATX DDR4 based mobo starts from RM 450+/-, RM 350 can get you a mATX DDR4 only such as Gigabyte B150M-D3H (D4), MSI B150M Pro-VDH (D4) etc (top up might be needed).

Heavy gaming in CS only? If yes then 7k is overkill.

now my final confirmed budget would be RM6k....over my inital 5k budget but on second thought, im wont be building rigs for the next 5 years so should be ok...

i am considering to buy a ups for this build......and also a cherry mx keyboard...so 5.5k would be about right for the rig+monitor...
