I presumed its NLA? (NET LETTABLE AREA excluding cps)?

Both 1u n pyramid 1st phase is less than 1 mil. Now even plus phase 2, total size is around 2mil. Definitely not 4mil.

Ioi resort mall 1st phase is over 1mil. They are developing 2nd phase...but o doubt it will exceed 4mil.

Empire city mall is about 2mil to 2.5mil IF completed.

Bj pav mall is not small...this i agreed.

Honestky doesnt matter if its 1.2km or 2km....both distances also not condusive for visitors of the mall to walk under hot sun.

Station done, mall havent done ma, then the distance we should take from head of the mall? or end of the mall? all also gt differences de maaa.

If station done then no need to agak agak jor

Just say 1.2kms from nearest lrt station to the nearest point of the mall to lrt station will do.

Nornallly ppl will take the main entrance but for me, these days malls got so many entry and exit points. Just take the nearest point will do.

Nevertheless if 1.2kms no cover bridge no covered path....its not really walkable except school children.

Could mean this mall currently has less than 75% of lettable area committed, forecast rental income is lower than reit's asking or both.

Lol no need curse bukit jalil like this la, I don't stay there, also didn't buy this property but stay not far away, I still hope it's a decent mall so I don't have to drive too far for shopping.

bcos bj lovers have overstretched imagination for this Pav BJ to be full of high street brands and able to beat MV or 1U or Pyramid the minute they opened their doors.

the park the link bridge......who else can beat this.

correct.... now all bj investor going to holland. at this high density area with no pavillion brand and still so pricey .....its a trap project... no wonder 郑水兴 no looking good

You guys just don't seem to get it. It doesn't matter if the mall do well like mid valley or not, the fact that the mall is up is good enough.

The mall may not be very well received but I can dare say it will definitely survive with 3 blocks of fully sold out residences.

The worst case scenario is that the mall would be like Da Men. But hey, it's more than enough for your convenience especially there is a link bridge for easy access.

Let's not forget there is a park right in front. The overall PSF is also not overly priced as well and they throw in a ton of furnishing with it.

Just based on "factual" outlook, the park 2 is a great buy without a doubt. The only thing now is to see if the mall could sweetened the deal.


It's not like there is a graveyard, manufacturing plant or HTC right in front of park 2. Come on..
