increase this increase there ,
our mind also cannot catch up the inflation nowadays.
Fyi because of shortage labour mah,
If we no enuf worker hire a worker ,
Indonesian dare dare charge Rm 180 to 250 a days per person .
let's say hack a wall you hire 2 worker 3 days cost for labour Rm 1200
waste disposal , transport , drill exclude .
but our father generation Indonesian labour Rm 80 per days only

I'm waiting on an intermediate terrace house (22 x 75) in Selangor, VP expected March 23. I know that my maximum budget won't cover all items in the list, but I would still like to see how far can the figure cover from the listed items below. Appreciate your view/input on this. Thanks in advance.

Budget: Max - 150000

From highest to lowest priority

1. Living and dining space retiling - plan to change to laminate flooring
2. Plaster ceiling and lighting/wiring all around house
3. Master bedroom
4. 2 nos kids bedroom
5. Tv panel wall and cabinet - living room and family area
6. Kitchen cabinet - wet and dry
7. laundry area
8. Loose furniture and decor for whole house
9. Electrical appliances - a/c, fan, fridge, oven, hood/hob, microwave, water heater
10. Master bathroom and first floor bathroom cabinet
11. 1 guest bedroom
12. Study table/cabinets - family area
13.Extension of rear house for wet kitchen/laundry
14. Series of wood panel or cabinet to segregate living and dining space
15. Auto gate + Grill

Hi all,

Recently I bought a house size around 900sqft.
I got only rm17k for renovation.

may I know what can 17k do in April 2022?

Below is the items I thinking to renovate, but not sure how far can 18k go.
1. Kitchen Wet and Dry Cabinet, change door and papan inside only.
2. Tv Cabinet
3. Window bench cabinet
4. Island/Bar
5. Wiring Point, Lightning
6. Painting

I have quote an ID+Contractor. 15k on item 1, 2, 3 and 4.
1. RM4.5k
2. RM2.5k
3. RM3k
4. RM5k

Is these pricing consider ok..?
Also, How much will wiring lightning and painting?

Sorry, this is my first house and have 0 knowledge on these 😅

Yes very possible. Concept is the same as Ikea wall shelves. Just get the components from Ikea and fix it to the wood plank.
Pine is a good choice - very soft (and light wood). Just take into consideration, the harder the wood, the heavier the anchoring you need on the wall.
DIY difficulty level is probably moderate. If you can handle a drill, you probably can do this.

the market price Rm4 to Rm 5 per sqft exclude tiles and cement level slab & cement & sand ,
If adjust level slab and include cement and sand prices Rm 10 to Rm 15 per sqft exclude tiles ,
the size of the tiles and workmanship the price will be slightly different ,
and corner of the wall tiles edge 45 degree and sekiting normally lump sum Kira icon_idea.gif

look easy but hard to maintain bro , if showroom can if own stay or rent out better don do
the depth 580 mm 2 feet cannot tahan , maybe 1 month 2 month can but cannot lasting

Hi feifeikon , appreciate if you could share roughly what's the going rate PSF for ID works in the Klang Valley these days for a landed terrace, would RM 150PSF suffice?

We did note the shortage of foreign workers and their hike in labour wages. Our aging local "sifus" is also another problem, we know an electrician and a plumber who are local sifus (like legit over 60 y.o.) but their workers were all myanmar/pakistani who have left the country since MCO and the sifus today can't cope/keep up with the workload.

Is it compulsory to have an Architect come up with the renovation drawings for an MBPJ council approval, are there other ways to go around this? We're looking at an double-storey terrace (land area 22x75), works for
(1) rear extension for upper(first) flr (merge 2 rooms into 1)
(2) relocation of bath rooms at both Ground and First Floor
(3) extension of main bedroom (to extend above current living room which is a void area)
(4) pretty much remove entire existing porch (half grass/half interlocking bricks) to extend living/foyer area, and re-do porch to be fully-tiled.

Due to a variety of structural changes, we anticipate there will be need for new/extended beams, foundation support (pillars?) and a lot of new piping works involved. rclxub.gif

We estimate the current build-up area 1,550SF.
We estimate the proposed build-up area 1,750SF.
Would RM 150PSF suffice in today's environment?

Hi, just wonder if anyone has done a concept where the kitchen island is connected to two walls, about 2.5m long, but part of it can be folded up or down like a counter table for people to walk through? If yes, may I know what is the price range?
