My worries is that the so called expectation has been shifted to other precinct or project. Well, they can claim they can do it better for the other precinct. Well, what about us that have supported EcoWorld from the start when they've nothing to show? 
I hope so. But what action will they take for Cradleton will be our concern. Will they act or just do better on other precinct? It would not be fair to us if they claim that nothing can be done. This will be really saddening. Don't you think so, bro?
Diver Lim, I'm not sure it works but I hope that we can gather as much Cradleton & Merrydale purchasers to ask for an explanation about the gate they are installing. What do you think?
Bro, this is not the design stage. It's installation stage. The more it drag, it will means that all the terrace house will be installed with the gate you see in the progress photo @ Ecomajestic page.

Moreover, they never think that the gate is an issue at present moment, so I believe there are no people handling the current complain we are discussing.
It's not black. It's going to be grey. Somehow similar to the photo I've posted earlier. You can already imagine from there.

This is my concern bro. Imagine when JMB take over the precinct and the committee itself ( individual purchasers ) at the later stage can't even convince that the gate is nice and many argue that it should be changed.

The terms timeless elegance it's not even valid for a gate like this. Actually to compare to EcoSpring and EcoBotanic, I'm quite disappointed with the back gate of EcoMajestic. At EcoSpring & EcoBotanic, they're offered a nice back door whereas EcoMajestic is with a cheap mild steel gate with hollow that the rain can actually go into the house but since it's at the back, I think we have no choice for that.

But the front gate is a real disappointment, seriously.
Yea, I don't think it is too much to ask for if the price difference of the current gate and the colonial style gate is only merely RM1,000 or RM2,000 or maybe even the same price?

I don't think it's fair to treat the early purchaser like all of us. Seriously, I can't imagine how to put the words Timeless Elegance and Grace & Beauty of the Straits Era with the Main Gate of the House ...
Hmm, I've helped to put up the photo again. Hopefully those who can't imagine can visualize through this photo. Even if they couldn't, I think there are Mock Up / Show Unit that has been painted in Grey. It's in their Ipad I believe.

Like I said, even the perimeter fence looks much better than the current gate. Honestly, it might even be cheaper than the current gate. It's just a simple wrought iron gate, nothing uncommon ...
They claimed they are trying to be different but why they can't just understand that we can't change the gate because it's a strata title property?
It's their signature driveway / roundabouts. It will looks as good as the one we see around the township I believe.
Diver Lim, I've the same feeling too. I remember at that time, there were just plain forest at Ecomajestic and we've totally nothing to see. I remember someone said because we're the earliest bird, that's why they wanted to reward us. I don't see any privilege at all. It's not like we've something better compare to the other precinct. It's just merely like you pay more, you've bigger unit, more features etc. Even like discount, they're merely the same.

That 6 months period, Ecohill was selling at RM400k ++ for the same size whereas Ecomajestic is selling at RM600k ++, we were convinced that because we've better interiors and accessories etc. But after looking at the WC, and the main gate and the back gate, do we really deserve a unit like this? I don't mind changing the WC myself, since I'm going to renovate the washroom anyway. But the main gate is not that we can make changes of ...

I was initially having the perception that they care every little details on the development but don't they feel that the "Forever Elegance" gate are just so UGLY ?? If it's not a strata, I'll change the gate for sure. I'm not a rule breaker guy, but I bet there will surely people request for a change of gate at the later stage because the gate is really ugly.

Bro, you sure in the SA ipad have the picture for the Cradleton mock up unit? Last time when I want to verify something about cradleton as the show units already removed, they said need to refer back to technical team because Cradleton info no more in their sales folder.

Hopefully they will do it properly lah..

Just now went through some pictures about the gate for several projects, such as Setia Ecohill, Kajang East, Goodview Height, Saujana Villa, Twin Palm, TTDI Groove, Palmwalk Sungai Long, Nadayu 92, Bukit Sungai Long, etc.. None of the exterior gate really look impressive.. sweat.gif

Of course most of them are individual title, resident can change anytime.

In my opinion, the Cradleton gate straits era design has been intentionally omitted. Don't think is bad planning or bad taste. Could be due to cost. Current gate really look like normal Taman gate and the design doesn't flow with the timeless elegance and straits era concept.

Ecoworld claim that this will a very special project, where it is inspired by the straits era, timeless elegance ...
Back then when we were the earlier bird ( Cradleton was the 1st official launch to the public ), we were the only one who stayed there overnight just to get the number, we were also to be understand that the price at that vicinity was way cheaper ** Ecohill was sold out around RM450k-600k for the same size compare to the RM600-800k for Craldeton.
So having a gate that doesn't looks ugly like which possibly Rm1,000 more only, is that too much to ask for?

The gate is going to be forever there, compare to whatever marketing plan that they had organized so far, aren't they feel proud if they can construct a beautiful gate?

I don't think asking for a gate that suits the theme is not too much if the cost difference is negligible.

The point is, after all our support to them, are we deserve to have a gate that cannot be changed and looks cheap after all? Did they really sold us a cheapo house that we deserve to settle a gate that no one think is beautiful.

Yea, I'm impress with the facade of the house. Indeed, it really looks like what they claim, timeless elegance but does the main gate not important? We should not compare with a normal terrace taman gate since we are not allow to change the gate, and we've put out trust on them. Is that how they treated us in return after we've go all the way to grab a unit without any doubts at a so far a way place, Semenyih ?

By the way, I have gone through some of the pictures for a number of landed projects VP in recent years in KV, including Setia Ecohill, Tiara East, Goodview Height, Palmwalk 3, Saujana Villa, TTDI Groove, Pelangi Semenyih 2, Twin Palms, Bandar Puteri Puchong, Rimbayu, Bayu Segar, Lake Fields, Ambang Botanic 2, Putra Height, M Residence 2, etc.. None of their gates really impressive.. sweat.gif sweat.gif

Of course, almost all of them are individual title project. As among the first strata title project with gated units, I believe EM really need to work out on something about this gate issue.

You see, I'm not at anyway expecting a grand gate that stand as tall as 8 ft or 10 ft, we are just asking for a simple and nice design to suite their theme, inspired Straits Era & timeless elegance.

Hmm, is true that some people has different taste in terms of beautiful. But when a gate design doesn't looks uniformly arranged, and have a big gap between the steel, it will looks awkward and cheap. I'm looking it at the perspective of a designer, which I know they should know what I mean.

The problem is, they've already designed a nice facade, why do they want to screw up the design of the gate? The gate will be forever there, don't they feel proud of what they've constructed? Anyway, the gate can still be modified, but it's a matter of how willing are they going to listen to what we felt. It's not the end of the day. Technically, the piece of junk metal is done by men with welding skills, it's a matter of whether are they willing to redesign and modify the existing gate. They're free to oxycut the existing pillar of the mild steel and change the design or they can add woods onto the mild steel gate if they felt changing to wrought iron gate is a problem. By the way wrought iron isn't that expensive anyway.

Example, this is not ugly. It is not impressive either. But they are simple enough that won't make me feel cheap about the gate, and I've no issue bout it. Is that too much to ask for? It is not even about cost problem, it's the willingness to think about a simple gate if they've budgetary problem.

Samkps, not sure if you can see the difference of this gate comparing to the one in Cradleton but this is IMHO how I felt about the Cradleton gate.

Or even like I've posted earlier about wrought iron gate, it is just slightly more expensive than the current gate, if they really want to follow their own theme.

On top of that, we have not even talking about the safety factor. If they could understand as a owner perspective, people tends to change the door slightly higher like 6 ft due to prevention of theft, why they could not imagine that in a strata home, we are relying on the developer to think the best for us since we are not allow to make any changes later stage, forever? Every single details matters in fact.

** By the way, I've not have any chance to talk to her about it, not sure where to start though as I do not know her personally. If they are willing to listen, I would appreciate more people to join me to talk to her about the disappointment of the gate.

Bro Alan, from what I can see here, the gate provided for Cradleton is having similar boring and lame design as in other developer projects as well, nothing impressive and not really matching with the colonial concept.

If this gate is being put for an individual title unit, I believe it is not a big issue as the owner can change according to the preference. Nonetheless, problem is Cradleton is under strata-title, the gate cannot be changed in order to protect the uniformity and homogenity of the project.

Thus, I would suggest you to talk to Evon directly, inform her you feel disappointed with the gate design and would like EM to do something on it. I am very sure you you are not alone in this particular matter.

Bear, how many units in GVH? 7% means how many units?

Precinct 1 along Ecohill link, high visibility for advertisement, for everyone that passby Semenyih using the Ecohill link.

GVH is isolated, who will go inside there to look at banner? Most importantly, developer still selling units at cheaper price compare to the entry price of phase 1 unit with many freebies, who will buy subsale there? If you are agent, will you waste money print banner to hang there?

Bear, GVH VP 1 year, move in 7%, then 93% are flippers/investors loh, true? You thought this 93% don't want to hang banner and put in internet sales ad meh? They actually want to, but useless to do so lah.

1.) Hanging banner at the house, no one go to GVH and see it, waste money waste time.

2.) Put ads online, people type SHL, GHV still have developer unit for sale, much cheaper, cheaper than original purchaser price, waste effort waste money waste time.

SHL last time when launch GHV always bloat don't give discount to avoid flipper, now offer also, why leh?

Problem is SHL can't sold off its unit even after 1 year VP, first phase flipper all kena, put advertisement also useless.

Beside Cheras-Kajang and Plus, Semenyih ppl also can use Lekas-Silk-Besray to reach KL. In addition, to reach NS from Semenyih, not must be using the Kajang route, can use the bangi lama to reach mahkota toll, much cheaper compare using the Kajang route.

EKVE is in the pipeline, next time can totally avoid Kajang and Cheras and reach Ampang directly.

More importantly, I believe the "missing link" between Lekas and NS shall be realized soon.

You are comparing between EM, EH and KE. Each has their pro and cons.

In terms of entry pricing, KE > EH > EM.

In terms of psf pricing, EH > KE > EM.

In terms of landscape, EM ~ EH > KE.

In terms of infra connection, EM ~ EH > KE.

In terms of vicinity commercial vibrancy at the moment, EH ~ KE > EM.

In terms of traffic, EM ~ EH > KE.

In terms of toll rate, KE > EH ~ EM

> means better, ~ means about the same

Erm, Besraya can bypass the stupid traffic light at the Kajang toll entrance, I knew many Semenyih folks using that route.

Kajang ppl last time will bypass this entrance and go to UNITEN interchange and go straightly to Besraya. Nonetheless, nowaday less ald because the connecting route near UPM also jam packed nowadays.

IMHO, superlink in SEH offer a good entry package for buyer, i suggest you to ask SA to bring you jalan in precinct 3 in order to have a good view and feel the parks inside.
For EM, i would say merrydale is a better buy (cheaper) if you are not so into fancy concept like mellowood.
