Cyberjaya will not become Puchong. Cyber is well planned while in my opinion Puchong is poorly planned, chaotic and congested. One of the main reasons I invest in Cyber is that it is different from Puchong, and will not be like Puchong. Cyberjaya also has a higher end feel to it.
If Cyberjaya has to reach upper level, it has to be on par with Puchong first before escalated to higher level.
The masterplan of entire Cyberjaya is good compare to Puchong was due to different time of setpiece and single masterplanner of Cyberjaya instead of several developers for Puchong, namely IOI Properties, I&P, SP Setia, and more, and it was all done more than almost 2 decades ago.
Some areas of Puchong are failure, but not entirely and the demand is still there with the increasing neighbourhood since the surrounding of Sunway / Subang / PJ / Bkt Jalil / OUG side price was even further north meanwhile the border of Puncak Jalil, Seri Kembangan, Dengkil remains their own level.
Cyberjaya is still pending a good execution of the township while most of the prices here are northern part of most Puchong properties, Cyberjaya needed more to be done.
The key word would be, the new homes supply incoming to Puchong is lesser compare to the supply flooded into every corner of Cyberjaya and population wise, Puchong able to adapt while Cyberjaya needed to get it done.
