Furnish package with kitchen cabinet, hood and hob, 3/4 aircond etc...also all unit comes with at least 2 car prks even for the smallest one. This development is dorectly beside kl seremban expressway...very fast to kl bro...

Also u r not just buying a condo in southern klang valley...ur buying into a new township...kinda like setia alam

After taking all those point into consideration is quite worth bro 😁 The trump card is 2 carpark for any unit...

Ya also can use kl seremban plus highway directly beside if working in kl shud be good.

The furnishing, 2 car parks, free legal and loan fees, 10%downpayment cost all absorb by mah sing...easy entry...

Sunway Gandaria service apartment best location as its at Bandar baru Bangi and most well known brand...

However pricing.....average rm670k for a 900sqft apartment....

Next is Mah Sing Cerrado at Southville City Bangi...just a lik further south of bandar baru bangi....650sqft rm350-380k(furnished unit)

The 3rd one is Almyra Service Residence by IOI properties in Bandar Seri Putera even further south than Southville...9xx+sqft unit rm360-380k unfurnished.

Cheapest is IOI but much further south of bangi lah...

U guys decide which one is worth it 😁

I think the premium buying from Mah Sing is they are a big developer, and will built a direct plus highway interchange just beside their township. That alone added quite some value.

If you have holding power you can gamble on Mah Sing. If no money better buy more affordable properties by smaller developer and gamble there. Investment is gambling, no 100% one. But normally peng,leng,zeng (cheap,beautiful,good) property hard to find, find one fast fast pay booking lo.

You can see my response in savanna thread why MS project in southville city almost fully sold out. The realities is difference than your perception 😁

Honestly im willing to bet this cerrado will easily sold out. Most purchasers in savanna is own stayer and it will be too for cerrado...cerrado will be considerably cheaper than savanna with smaller size but trust me, once officially launch kl/central klang valley people will come down and sapu it....coz in their working and renting area price has soar beyond their affordability range. The trend now for people working centrally is they work there but commute back to home further away from central region.

Got 10% early rebat and 7% bumi rebate. Nett for 650sqft 330k+ for 650sqft 2 room u it still cheap woh...

RM400k nett price already. Means its RM615psf leh. Maybe for big boss like you cheap. For small player like me cannot touch.

RM470k for 1000sqft is only RM470psf in Cyber. Better buy Cyber than buy Cerrado lo.

I have a friend selling here. Savanna executive suite... 8 blocks....3000 units...all almost finish sell bro...left 30-40 loan rejected units....price 500k-600k for 956 and 1017sqft unit...

Thats why i find it mind blowing....high density, high end pricing...but still finish sell...

Then i find out a lot of KL and central Klang Valley folks buying for own stay...they say still cheap compare to their working area...

So for this area you either love it and think its value for money or you hate it and think MS crazy to sell at such price...either way...the unit still gonna finish sell sweat.gif

yes I am. The first phase Avens & Savanna almost sold out, there will still be few to release as you know bank rejection rate is quite high now days.

And be honest for the Cerrado we received many inquiries but not confirm booking yet for now. Not sure about other agents though, perhaps after meeting next week will have clearer picture smile.gif

This property makes me remind of my father in law buying a 1200 sqft 4 roomapartment in Fortune Park Serdang Perdana bordering Seri Kembangan biggrin.gif ....unit already completed but still got many units availble for sale by developer. My father in law sapu 1...quite cheap i think 5 to 6 years back its only rm220k-240k...

Now on sale secondary market at 450k-500k.....everyday agent, buyer call nego want to buy....

If your property located beside major highway that is very convenient to get to anywhere within Klang Valley and KL fast, you dont need to worry your property will do well by itself in few years time.

High density will be good for commercial lots to prosper bro.

Low density you try go into bukit jelutong shah alam...last time i wanted to buy there for own stay...such nice quiet living environment, but still got a lot of people in forum complaint bad for investment, commercial all mati here such low density township, value hard to go up for their residential etc etc...

I havent found any prop yet that all people praise it as being perfect...

Impossible bro...they absorb all legal and loan agreement cost some more give partial furnishing...

If 650 sqft they offer at low 300k maybe 320-330k quite ok edi...bigger margin to profit later coz later tower B, C, D subsequent launch and price increase. Quite worth for investment

“Registrants are an indication of interest. While there is no guarantee whether they will buy or not, the interest is there. So far, we’ve generated about 7,500 registrants,” he said.

Cerrado Residential Suites is a part of Savanna Executive Suites — which is almost fully sold — and caters for strong market demand, Bruyns added.

“There are more people looking for smaller and affordable units, so we came up with Cerrado, which comprises 656 and 825 sq ft of units,” he explained.

The selling price of most of the units are below RM500,000. For Bumiputera buyers, prices are RM360,000 onwards, and RM380,000 onwards for non-Bumiputera buyers.

The maintenance fee is estimated at 30 cents psf.

The freehold Cerrado Residential Suites will offer four towers of residential suites with a total of 1,616 units.

Anyway, on the topic of referral fee splitting of RM2k. I shared this on the Southville thread a few days back. Here it is again.




Just want to share my experience in introducing a buyer to Southville, under the BGB (Buyer-Get-Buyer) scheme
There are 2 parties that are selling the units at Southville, Mah Sing employees and 3rd party real-estate agents (GS Realty). To-date, I have introduced 3, 2 through Mah Sing employees and 1 through GS Realty. Am glad to say that I have received payments for all 3 referrals already, although one of them was a nightmare. No points in guessing which one is it….pretty much expected so….GS Realty. *sigh*

The sales part when my friend initially signed up, was pretty much smooth. All the details, sweet talking, attention and also care prior to the signing of the booking form and ultimately, the S&P. Once that was done and time for the BGB referral fee disbursement, everything went downhill from there. The sales guy wasn’t helpful anymore, the timeframe for the disbursement was extremely long (7 months++, from the date my referrer had his bank loan disbursed), the process was crazily tedious (lots of post documentation needed on my side, including providing a scanned copy of my IC) and the best part is, they reduced my referral amount due to GST! Thus, instead of RM2,000, I only received RM1,886.79.

For comparison sake, the other 2 referrals that I did through Mah Sing, took only 2-3 months (also benchmarked against the date my referrers had their first bank loan disbursement), no need of any post documentation or providing scanned IC and most importantly, I received the full amount of RM2,000.
Didn’t even bother arguing on the GST portion. Have no idea why even is GST in the picture, when they are only handling out a payment. It’s not like they are providing me any services, and handling me an invoice. That is my what I understand of GST, for products and services rendered, and if the revenue exceeds RM500,000 a year.

Anyway, will take it up with consumers tribunal cause am sure that many people out there are in the same boat as me. RM120+- might seem small, but if they are hundreds or even thousands of other referrers who are also subjected to this, then the amount of money that they are taking in is quite huge.

Moral of the story:

If want to buy anything in general, best to go direct to source or principal. Not just for property, but also other items such as vehicles (cars, motorcycles), furniture or even daily necessities!
In this instance, it means avoid GS Realty property agents if possible!

Yes i know a friend work directly under Mah Sing Group for this Southville City project. They are doing the launching by this weekend and next weekend for Cerrado.

Who going to stay here in such isolated place? Going to be a ghost town in near term. So, prepare to hold for few years for it to mature and liveable.

I just bought savanna tower D2.

I think Bangi will be next hotspot for property investment as well...

Recently HSR station also is announced in Sg Merab area, Bangi just north 15 minutes drive from Southville. I think developer and goernment will aggresively develop those area to be the next property hotspot...

Buying 500k house is not like buying goreng pisang la.You will be stuck for 35 years with this extremely high dense project in the middle of the jungle. For reference on how this will end up, think OUG Parklanes but this is truly in a JUNGLE far away.

Come to think of it i seen you post in most property thread here bashing all the project. Talk about iverflowing hate of negativity lol. Arent you the one that bash cyberjaya, bangi and pretty much all project?

Theres a direct access to plus highway via new toll interchange in southville. Buying for ownstay and working in kl is good enough

I only give my POINTS on the USP/challenges on various projects. If it cant make it, why lie n say can la? Look at m city/elements area, i said gona fail fom many years back. Now auction in elements not even 600psf and ppl paying 500+psf to stay here. By the way, what other bangi project i bash? thanks.

If for ownstay and ok with living amongst 3192 units (27.7 acres) in savanna, 1,616 units ( 9 acres) in Cerrado and many more coming, then this is suitable for u la.

was talking to a salesman on this project, this project more appealing to those people from seremban but working in KL and want somewhere in between, such buyer may be willing to pay a premium for such property, otherwise, this is really too far to command rm500+psf for ordinary Klang Valley buyers

I agree. Cannot lump ms with lbs same line de...

At least mahsing is top 5 developer in malaysia...got some standard to uphold...although the bar is not that high....
Lbs i dunno where they are in ranking.

Really impressive at this kinda market.

Looks a lot of Chinese buying, previously i saw a lot of malays giving cheques during the property fair in paradigm mall.
But, lets see they open Tower B bcz above sales is only based on one block. Price looks fair with easy entry, just a bit doubt of total 1616 units, not inclusive other surrounding projects.

Phase 1 haven't sign SPA so fast talking about launching Phase 2.

If I were the developer, I'll block many units on Phase 1. Then release slowly Phase 1 units according to what's their latest/current Phase PSF selling.

If want solid confirmation on Phase 1 sold and sign SPA units, refer to KPKT system will reveal.

Should be very worried cuz it's by mah sing as we can see from their M City and also Icon City. Both projects were selling like hot cakes back then just like what's happening here in Southville. But we can see how "successful" the both projects are today.

BBB is one thing. Go Holland is another thing. But Mah Sing agent that enjoy using proxy accounts is EVERYTHING. Joke is back on this naive agent.

Yet this agent wants to pull Tropicana and KD in comparison with Southville. I don't know who is he trying to kid here. He is comparing a shit wit gold, just like himself with the rest of us here.

why people are so free and would come in to a property thread that they have no interest in and keep bashing the said developers?

it was fun reading though.

by the way i was told Tower B will be launching 13 Aug and the cheapest in 380k before discount...

At RM380K and after 10% discount at 656sf = @520psf.
And we just drive 2km away......
Palmyra Residence at Bandar Puteri Bangi RM390K and after 10% discount at 895sf = RM390psf. while their biggest size RM430K and after 10% discount at 1068sf = RM360psf.

And Palmyra Residence project is already almost 40% completed.

it looks like palmyra is better buy but then again, mah sing did a good job by giving easy entry package for young buyers. Palmyra already has existing facilties with tesco and surrounding shop lots opening.

Nah, worse still. GMI is only a college and the intake yearly is only a few hundred students. The whole Engineering Fac of UKM has more students than GMI liao.

The size of UKM campus is about 35x the size of GMI....So, can't expect much business from GMI....

Yes, it's about there. The TOTAL students in GMI in 2013 is about 3.3k. The programs that they offer are A level and also diploma, which stretches over 3 years.

Other interesting info worth to note is hostel is provided, at only RM1k per semester (4 months+-).

Wow Rm1k per semester! Their 400sf hostel is accommodate 6pax per house, mean total RM6k for 4 months = RM1.5k per month!

Seeing that the initial price is inflated, and our ringgit is going south having no apparent team or minister fixing it, and middle incomers concerned about their jobs, I can't be optimistic.

Regardless that I think southville is an okay area. Okay for minorities like me working nearby.

I didn't know putra mahkota interchange had just appeared overnight. Southgate area and southville city are vastly different plans that can't be compared simply like that. But I know you're just teasing.

im gonna reply this really quick based on my personal opinion.

Yes, you are right, but southville interchange is nearer by about 5km to KL from mahkota interchange. not too far but not too near as well.


Landscape: For me either Southville or Bandar Puteri Bangi - both got their landscape concept. If landscape is my first choice must must nice I will go for Eco Majestic in Semenyih.

there will be a savanna plaza which is different concept compared to tesco, tesco just for groceries, i am hoping to see savanna will be a shopping mall,
And the shop around bansar puteri bangi, sorry, all malay food and just like typical malay town, less crowd or towards no crowd at all, of cause i will not say southville will be better, but, every investment there is a risk, we will see how it goes.

Eh? I thought Savanna plaza is just a bunch of shoplots and no mall.

As for local council, I think maybe the benefit would be lower tax with Kajang compared to Sepang, but I'm not certain.

I am not sure on the concept since there is no confirmation yet, unless there is some news that i missed...

I mean the cukai tanah/pintu? Im not sure as well and its very subjective though...they can change the charges anytime

Off-site works of the beams have started long ago. Once all completed, then they will bring on-site and assemble. Minimize traffic disruption to the highway users. According to developer, still on track for completion by late 2017.

Any condos that does AirBNB will suffer in terms of appreciation rate, I think.

So if owners are smarts, don't ever open up their condos for such.

but airbnb you can try to control your tenant anyway.... but theres a possibility that they rent using other identities... which hard to avoid...

Good price is subjected to your wallet lo biggrin.gif

1M can be good price if you can stomach it.

End of the day, see budget and adjust slowly lo.

If for Southville that side, I think some condo around Jalan Ipoh can get around 500-ish which has slightly better density compared to the current project.

Avens is really big built up size bro. 3 storey one is around 3,500sqft-3,800 right?

Bumi nett around 1.05m, non bumi around 1.1xm

Avens is indeed an interesting offering. Yeap, built up is about 3,000sqft for 2 and a half while the 3 storey is 3,500 sqft. Almost bought this but in the end, went with a project in Alam Impian, Shah Alam instead with a similar pricing and built up.. Reason being, didn't like the towering high rise buildings that will be surrounding Avens. Quite a big turn off to me actually, that the likes of Savanna and Cerrado are rather nearby.

Hope Savanna is well accepted once the handover takes place later this year (expecting it to be in Q3 or Q4 this year).

Parklane occupancy is ok with low end tenant base like ph etc. Parklanes rental although cheap could be possible due to location in oug not far from lrt okr puchong kl etc.

Its not located in the middle of the jungle where most of the surrounding land is still not developed yet.

If yes, they need to finish the foundation first only can make claim, it is the HDA guidelines.

I got register my Home Loan installment payment via auto debit from my Saving Account.

I got one special Saving Account just to deduct this Cerrado Home Loan only.

Heard that Avens has been VP already, but the Highway Interchange haven't open yet.
So, the Avens Owner still need to use the jam & far old road go back Home daily?

When is the Highway Interchange Access can be finished & use by Public?

- lowest level (if yes, which level?),

Either boh lui pay 10% or more deposit. These days ltv90 is very hard to come by.

Investors definitely prefer buy new.
