Need to do some mathematics:

Assume installment 1700

1. Unfinished bare
Rental 800
Reno 1000 (fans and lights)
Cash on cash return = 800 x 12 / 1000 = 960%
Cash flow = -900 x 12 = -11k

2. FF
Rental 1600
Reno 15k
Cash on cash return = 128%
Cash flow =-100
Delta = 900 - 100 = 800
Payback = 15k/800= around 20 months

So FF is still more made sense

Better only when u compare the above method...

But its better as investment?

For ff luterally yr 1st two yrs rental is gone case. U just recover yr 15k reno.

3rd yr only you started to have positive cash flow. What happens to the pure blood losses in interest in the 1st 2 yrs?

Also after 2 yrs u sure still rent rent yr ff unit at 1600/mth???? Everything inside already pretty dated.

U r literally playing catching up on yr losses.....
100 +ve cash flow...how many yrs need to recoup yr 1st 2 yrs losses? Thats if u can rent out 1600/mth.

I stop taking yr monthly maintenance fee insurance cukai ini cukai itu into yr cost.

Didn’t partition out the living room. Taking a fair bit of risk for this but so far, looks like its acceptable. 4 beds (2 double deckers) in the master, 3 beds (1 double decker and 1 single) in the bigger guest room and 2 beds (1 double decker) in the smaller guest room. Each student has their own personal wardrobe.
Living room is kept simple, which is a big bad ass TV (49” Smart LED TV) mounted onto the wall directly (no TV cabinet). No sofa, instead, giving bean bags (not just funkier, but cheaper too)
Another key element is a personal study table, chair and also pin/info board. All lined up against the wall. Table is fixed to the wall so no shifting around and messing up things. Kitchen is average, simple yet functional kitchen cabinets for the dry kitchen.
Wet kitchen only has hob, no hood.
There’s a fridge but no washing machine. Shoe cabinet is to the top so that each and every student will have their own racks (2 per student) although its rather close. Can fit normal sneakers, slippers and shoes but not high heels. Grill is minimum, which is main entrance and also yard area.

Add in some bright paint for some corners of the house and there you have it, a nice student colony accommodation.

nevertheless, i think renting to student pose a risk on the upkeep of the unit and number of pax

only thing is i believe mostly the rental is prompt and slightly higher...

Students vs Some who work.
Students rental is a hit or miss. You better get their parents or older brother/sister as guatantor.

Yes rental will be higher compare to you rent out whole unit basis. But you are managing many occupants VS only deal with 1 group if rent out whole unit. So is still down to your hassle, your time whether is worthwhile or not.

Take example the above DrPitchard case. Let's say he rented out to 9 different tenants at 2000 vs the market rate of 1200 example if rent out whole unit. 9 vs 1 to get additional of 800 monthly. And also need to cater for higher turnover of tenant as renting per head one usually those short term tenant. They wont stay long. You got to search for tenant over and over again.
