Just make me wander how did you find 9 students as a group wanting to rent together all at the same time? Or you provide 9 spaces but maybe they are only a group of 4-5 pax and yet they are willing to take up the entire whole house? And later maybe add in their own tenants thereafter?
Or is it hostel operator / subletter taking up the unit? But I guess they rather take those 700-800 rental unit and furnish up themselves.

Students will find themselves. Just need a good property, with a good deal, and they will come and seek you out. Actually, good question you have, I don’t know if they have all 9 or less than that, while still finding for friends/course mates. Nope, it isn’t a hostel operator, it’s a student that I signed the rental agreement with.
Didn’t partition out the living room. Taking a fair bit of risk for this but so far, looks like its acceptable. 4 beds (2 double deckers) in the master, 3 beds (1 double decker and 1 single) in the bigger guest room and 2 beds (1 double decker) in the smaller guest room. Each student has their own personal wardrobe.
Living room is kept simple, which is a big bad ass TV (49” Smart LED TV) mounted onto the wall directly (no TV cabinet). No sofa, instead, giving bean bags (not just funkier, but cheaper too)
Another key element is a personal study table, chair and also pin/info board. All lined up against the wall. Table is fixed to the wall so no shifting around and messing up things. Kitchen is average, simple yet functional kitchen cabinets for the dry kitchen.
Wet kitchen only has hob, no hood.
There’s a fridge but no washing machine. Shoe cabinet is to the top so that each and every student will have their own racks (2 per student) although its rather close. Can fit normal sneakers, slippers and shoes but not high heels. Grill is minimum, which is main entrance and also yard area.
Add in some bright paint for some corners of the house and there you have it, a nice student colony accommodation.
