As rental is more elastic, expect price to track until rental yield is reasonable.

It is not necessary zero demand for rental. There is demand for room rental as the location is near to University.
My Friend rented out each room for rm450-550 per month. And he told me many students are looking for room rental. So is really depend how you want to rent it out.

i am surprise why students dont rent the whole unit

last time i got one new landed property near shah alam rented to students

i give bare unit , luckily. when i collect back my house, like koyak abit...

Nearest is UKM and Kolej University Islam Antarabangsa. I guess this will be their target for rental market.
My friend told me many students looking to rent a room at that area. Not all students are investors minded. They never think to rent the whole unit and sublet the respective room.😆

If Southville is targeting UKM students (only), in 3 years the demands would be much much lower since the new constructions near by UKM will be ready such as Vista Bangi (very close to UKM, walking distance) and Canopy Hills (near to KTM Kajang 2).

Not only that, in Southville area itself, they need to compete among their brothers (Savanna, Cerrado and a new coming in Sensa).

Rented out my fully furnished unit beginning from early this month for RM1.6k. Of course, nicely fully furnished but did it student style. Can fit 9 students, with double decker bed in all rooms. That works out to less than RM200/student. Each student has their own wardrobe (not sharing). 49" Smart LED TV and also bean bags for the living room, besides study table. Fully functional kitchen too with hob in yard area. Bright paint for the feature wall for each area of the house. Full height shoe rack so each student has 2 shelves for their footwear. And yeah, free ASTRO, compliments of MahSing for the first year.

Rent only as low as RM700~RM800? LOL. Not sure who is the unlucky one, but it sure isn't me.

For those who have yet to collect their LAD cheque of RM300 (which MS has offered), please do not collect. You're better of going to Tribunal to claim more. To date, there has been more than 10 Savanna owners who have gone to Tribunal for this and the award ranges from RM7k++ to RM20k++.

The RM300+ offered by MS is outright short changing the customers based on what is legally theirs.

I salute you ever since from OUG Parklane. You are able to grab those rare gems around. Must be doing something right compare to others.

Just make me wander how did you find 9 students as a group wanting to rent together all at the same time? Or you provide 9 spaces but maybe they are only a group of 4-5 pax and yet they are willing to take up the entire whole house? And later maybe add in their own tenants thereafter?

Or is it hostel operator / subletter taking up the unit? But I guess they rather take those 700-800 rental unit and furnish up themselves.

9 pax in a 1000 sqft condo. You partition out the living room?

Those who got late possession (late delivery of VP) of their unit may claim for liquidated damages as stated in your Sales and Purchase agreement. You may prepare your own claim but if you need any help you may contact me.

Students will find themselves. Just need a good property, with a good deal, and they will come and seek you out. Actually, good question you have, I don’t know if they have all 9 or less than that, while still finding for friends/course mates. Nope, it isn’t a hostel operator, it’s a student that I signed the rental agreement with.

Didn’t partition out the living room. Taking a fair bit of risk for this but so far, looks like its acceptable. 4 beds (2 double deckers) in the master, 3 beds (1 double decker and 1 single) in the bigger guest room and 2 beds (1 double decker) in the smaller guest room. Each student has their own personal wardrobe.
Living room is kept simple, which is a big bad ass TV (49” Smart LED TV) mounted onto the wall directly (no TV cabinet). No sofa, instead, giving bean bags (not just funkier, but cheaper too)
Another key element is a personal study table, chair and also pin/info board. All lined up against the wall. Table is fixed to the wall so no shifting around and messing up things. Kitchen is average, simple yet functional kitchen cabinets for the dry kitchen.
Wet kitchen only has hob, no hood.
There’s a fridge but no washing machine. Shoe cabinet is to the top so that each and every student will have their own racks (2 per student) although its rather close. Can fit normal sneakers, slippers and shoes but not high heels. Grill is minimum, which is main entrance and also yard area.

Add in some bright paint for some corners of the house and there you have it, a nice student colony accommodation.

That is why it is important to do screening. When a good deal is up in the market, one will get many enquiries. But of course, the downside is, I’m slightly at a loss, since I’m throwing it ‘below market price’ (in a way, given how much I’m investing into the unit).

But when your deal is good, that’s where you have the luxury of cherry picking your tenants. You will get a decent amount of enquiries and those that I do not like, I tell them that ‘There is someone else who has booked, I’m sorry’, as simple as that. Based on the short meetup, can roughly tell how they will be, although you can never be sure. But yeah, their dressing, the way they carry their conversations and also the way they ask questions, I will have a good gut feel. Last but not least, I also insist to find out more about themselves and thus, ask about their course/degree. Usually, more often than not, those doing better courses will also be better tenants.

Again, all the above are just general pointers and one can never be 100% sure that they tenant will have no major problems/issues. But hey, it works for me and best shot in getting a tenant.

Last but not least, fair bit of wear and tear is expected. Thus, I set my expectations already and its only fair if the condition deteriorates a little. If want the unit to be perfect, only way is to leave it unoccupied. By managing my own expectations and mindset, I won't feel disappointed at all.
