Atroca car porch if not mistaken is 21’
Price is 599..before hoc 10%.. some more got Bumi discount and etc..
Starting price would be 535k..

Bring 1k and get ur number tomorrow.. last phase with this price guys

After hoc 10%, will they any more discount ? I called yesterday the staff told me might be 3+1% on downpayment which I not so understand 😅
I saw master plan for Artoca will be 3 rows, how many unit in total?
Take number tomorrow , i wonder nowadays got people queue overnight like last time ? (My fren bought Careya)

3% is SPA signed within 30days of booking. 1% is i think previously is introductory fee so now they change it for buyer instead. You going tomorrow? I am wondering whether are there any queue tmwr as well. Best is be there early as possible though to take number if you wan nice unit.

Oh thanks for sharing info. So I ned to get loan approved to get the 3% discount. 1% is the referral fee?
I have no idea on the loan matter, usually can we done loan approval within 30days?
I still haven’t decided yet... wondering shall I get a unit here setia alam or choose live condo in PJ...

Can. You can get your loan approve within a week if you provide complete docs. Like mine, MBB got my loan approved in 2 days time. HLB, RHB and public around a week time.

It’s better if you come and view the scale unit first. But Artoca is better than Adina and Careya since it’s near to main road. If not mistaken, units offered less than 100 (forgive me if I’m wrong).

I don’t think so. Maybe senior can confirm on it. What I knew is HOC (Home Ownership Campaign) where stamp dury is exempted and developer need to sell the property with minimum 10% discount from the selling price.

The other one that i know, rent then buy is Houzkey. Maybe you are referring to this.

Actually there are plenty of units left to cherry pick for Adina, Adeya and Alista, at a lower price compared to this Artoca. Careya is 20 X 65, definitely bigger than Artoca, it's best if you look at the "older" houses first before committing to Artoca. The fact that it is the last parcel doesn't mean it is the best.

True! Careya is bigger and price should be around 580k. But not sure how much rebate they are offering now. Must be rejected loan unit is it? Coz i remember when Careya is launched, i went there to grab a unit but fully booked.

As for Artoca, the reason why selling price is higher due to last phase and near to main road even smaller built up.

What's the advantage of being near the main road? The main road isn't accessible actually if you were to refer to the masterplan.

Not an advantage for me though, but that was what being told by SA to me when i asked the reason Artoca selling price is higher. Haha...

But last time i called and the staff told me mostly remaining left unit is endlot or corner which I dun think I can afford...
how can ask them are there any loan rejected unit(intermediate unit) ?

I think the selling price is raise up a bit in order to discount HOC 10% ? So 599k - HOC become 539k +

I remember saw adeya min start is from 540k?

You may want to visit the not very welcoming "Welcome Centre" to know the exact leftovers. My sister-in-law bought a unit (south facing) intermediate unit for sub 515k after discount. It's a loan rejected units, I am pretty sure there are plenty of these units around.
