I know the security service is sapu by one gangster company. I have no idea with renovation. Perhaps market is slow so those gangster contractor is trying to secure jobs.

40~45k not include equipment such as lamps, fans, air cond, auto gate, hob and hood. It is just plaster ceiling, close one door at 2nd floor, wiring and piping works and etc. Lamps, fans, air cond, auto gate, hob and hood probably another 20k.

Someone who experience can give advice regarding my budget below for my renovation works:

your air cond point should be need 300 per wiring point ba if need connect to the electric box.... plaster ceiling depends on how big you wanna install... if only at ground floor can be cheaper gua... hood and hob... if use gas one... can easily cheaper than the budget... go fair u will see plenty of good deal... only use 1.5hp air cond ke? your living room so big, at least 2HP, otherwise easily spoil or very waste electricity also.... air cond 1hp can get 1000 each with inverter ion bla bla bla samsung hisense brand haha... the kitchen cabinet quite cheap xia... melamine I-shape cabinet? haha

Oh.. Typo. The installation shall be for the ceiling cassette air cond 2HP. I think it is underestimated at 250. It should be more expensive for this type of aircond.

Kitchen cabinet wise is at the cheap side for this budgeting until i got the quotation from contractor.

sanitary cabinetary and mirror and perhaps glass panels for shower

assume the rest you move from your current house.

Bro, you are right the grill may not enough for 3 storey house. Alarm is provided by SP Setia. CCTV no need. What is point to have CCTV? The most important is that the alarm can alert for any breaching the boundary. CCTV is just to see how they come in and steal things. Nothing much can help.

Land next to transportation hub belongs to Audi if not mistaken.

The land beside TG is belongs to Khind, they are supposed to build their corporate HQ and some residential tower long time back, due to bad economy i guess.

Not that one, i already refer to masterplan, it is audi brought the land,it having some construction there.
