QUOTE(klangvalleyrookie @ Nov 15 2016, 06:23 PM) Double volume is nice to have but I suspect most ppl would just cover it up & make it into a 1st floor living hall. Edulis problem is the bedrooms shape & size not 'ngam'. The kitchens r too tiny for my liking too. You are 100% right!

QUOTE(klangvalleyrookie @ Nov 15 2016, 05:48 PM) Means there is a void at 1st floor. Normally, this void is on top of living room or dining room in order to create spaciousness. OIC... Thank you very much for your explanation. Yes! Serrata & Caffra both has double volume... This post has been edited by Mighty Duck: Nov 15 2016, 10:08 PM

QUOTE(klangvalleyrookie @ Nov 15 2016, 02:29 PM) Eximia has good sales likely due to 1) cheaper psf price than Montana, 2) better layout than Retusa. Truth be told, Eximia is really worth the price & I luv the layout. as developer, why they keep changing the design and layout?

QUOTE(kswong77 @ Nov 15 2016, 10:17 PM) as developer, why they keep changing the design and layout? Times are slow, they have so much time to design a new model (hahahaha). Think they just want to create some differentiation and excitement in the market and make SA standout from the rest of the developers...maybe....

Cant compare to automobile industry.
New car model out usually mean older model will depreciate further in value.
This doesnt imply on property.
At least setia takes the initiative not to create a boring row and row of same facaded houses....dont u think its a bit boring and monotonous?
Imagine like EG....1000units of same same facade....worse than condos and apartments.

Why can't they do it right in the first place anyway? Having said that, sometimes developer does experiment with new layout/design in order to cater for the various individual preferences in the market. But agree that it is part of developer's strategy to increase BU or provide better spec in order to push the price higher in later phases. Despite that, developer might do the opposite during market downturn, which we r seeing in some of the recent launches by various developers.

Now i moved to a same facaded row, initially find it clean and orderly but later also sien. Unless i can make it to get like a Eco park Semi D then it'll be different

Spending so much time to design crappy layout for Edulis.. Perhaps they use fresh graduate to design so take so much time with lousy design.
