Hi All,
I am a potential buyer eyeing on Mellowood for a while, but just want to provide a few comments after seeing the Mellowood actual unit.
1. The 'black and white' decoration plats on the verandah / terrace, ou my... the materials are so rough and uneven, and the workmanship is actually horrible. They look like they are coming out straight from a scrap yard and look nothing like the broucher.

2. They adverstise the Verandah as the selling point. Before launch, the SA told me they would use Marble tiles for the Varandah, just like the teaser video, and verandah is higher than the ground. The actual unit/spec turned out not to be the case (normal tiles and even on the ground), and they change the final illustration of varandah in the broucher too.
To be honest, if anything the Verandah is pretty underwhelming for me.
3. I might sound nitpicking but the laminated flooring coloring is darker than what i favor. It's not all just about the darker tones, but if you noticed the show units, they are already so many scracthes on the floor that's easily spotted even from a distance. These issues are not that serious in other EM show units with lighter/brownier flooring color tone, this turned me off big time as i am all about materials with ease of maintenance.
4. The ID - i know this is a personal taste, but the ID is not quite fitting. Perhaps it tries too hard to impress, with the "Chanel" theme, and the bridal mannequin and the piano,

which i feel didn't bring out the spacious essence of the unit.
5. Lastly, the show unit on 7C and 7D are corner units. Not sure if you notice, but Mellowood corner units are 2 feet wider than intermediate.
Which means we are actually looking at 24x80 (7C) and 26x80 (7D) for the show units. Do you feel the extra width?
All in all, i am still sitting on the fence on this one (please dont shoot me all EM veterans

). I like EM township and concept, and my favorite rows are not open for sale yet. So we will see how things go...
P/S: If any EW staff is reading this, you gotta seriously consider improving the bad platting, they are really that bad that it kills your potential buyer's first impression...

Joke aside.
The "black and white decoration plate" EM has yet to decide what the material to use... it may consider aluminium, cement plank or timber plank or sth else. Can't be sure what's the final decision on that but EM does acknowledge this matter.
Not sure whether it promises anything that verandah will be marble (though video looks like marble

) But the verandah won't be on the same level as the ground - there will be terrace feel as you see from the video / brochure.
On the color / darkness of the timber flooring, I have no issue at all about this as I really like tge two-tone matching. Yeah, notice some deep scratches at the 1st floor and the SA is also duly aware of it and explained that those scratches might be due to renovation contractors dragging stuff on the floor.
ID - no comment as this is sth pretty much dependent on personal preference and in fact I'm quite ok with it and also reckon that what a buyer gets would be a bare unit.
Corner / end lot. Yes, you are correct, thete will be 2ft extra and that creates spacious feel to the show houses. So, with conscious mind, buyers need to be aware of it and don't expect getting the same footprint for an intermediate unit.
