From the masterplan no doubt precinct 3 of SEH is quite a significant part. The residents for Tralas, Merrum, Lecus, Plavia, Monlis, Luzento, Errana, Stagnia and Arravia all use one entry or it will be split into few gated area with their own entry? Any idea how large is the land for the precint 3 (excludes Horizon Residences)?

The land for commercials, the high rise units and the schools are quite big too. After taking all these into account, I believe that Precint 3 (exclude Horizon Residences) shall have density of around 10 per acre? Overall I believe it's low-medium density for all the precints perhaps with the exception of HR.

One thing I like about parkhomes is the resort feel that one has particularly after a week-long busy days it's such a relaxing moment even though just sitting there reading or having a cup of coffee. Agreed with you it's a scarce products. I just wonder why EM wants to split the Cheerywood precint into half whereby only the north garden has the Parkhomes. If the response is overwhelming wonder whether it will change plan to make it 100% parkhomes (though it has built the show houses for the conventional type)?

Actually, this is quite critical decisions but they yet to confirm the next half of South Mellowood, consists 7A and 7B, whether both should be enhanced types of Merrydale or would be part of Parkhomes. Parkhomes is one of the special species alongside those Courtyard homes, from the density I see-ing from the path of 7C and 7D, both 22 or 24 x 80 long, it would be approximately 300 units and could be potentially 340-360 units for South due to smaler sizes of 20x70 and 22x70.

A wonderful parkhomes or special homes, cannot be too huge number of units going to hand over together, or else, lack of exclusivity or, unless there are no more Parkhomes aftr Mellowood for the entire EM. But, it would be a great challenge for EW if they able to build a great Parkhomes at the size of notably 7A, 20x70 only meanwhile, I see 7B 22x70 is the perfect size in terms of branding and blending it with more land reserves for landscapes.

If 7C and 7D Parkhomes are rumour to be at RM 850k and RM 900k onwards, how much EW going to charge 7A? If RM 700k for a Parkhomes of 20x70, it would provided sterner competition to Merrydale. Unless, they shift to another products and on hold the parcel of South Mellowood and thus the delivery of Parkhomes are slower and remains competitive to the market.

Boss, my bad. It was my typo. What I meant was it splits the Mellowood (not Cheerywood) into 2 whereby only the north garden has the Parkhomes. The indicative price I gathered earlier was about RM60k - RM70k pricier that yours. If the price you had is correct than I think it's a worth buy. In terms of competition from the conventional units I think that may not pose much threat to Merrydale but could instead be the other way, ie threatened by Merrydale. Nevertheless this might be non issue as by that time Merrydale might have been (nearly) fully sold (as there were only about 50 units left few weeks ago). If response for the Parkhomes is overwhelming, it is worth to have 2nd thought to switch the originally planned conventional units to parkhomes.

Btw, if we are to take DPC's success as model, their parkhomes seems to me quite crammed to each other hmm.gif

That's a "tricky" question as during the online registration, one needs to register for its partners too so that EW can reserve the seats accordingly. So if the partners are not registered, perhaps need to stand? I just guess simply hmm.gif

It was a well organized event and understand that EW may hold one in Penang and JB given the overwhelming response today. thumbup.gif Those who missed the Conference today may still have the opportunity to view it later from YouTube.

The 1st speaker, Dato' Chang started his presentation with a broad picture of the property industry supported by facts and figures - the demographics, average age of population, supply and demand analysis, the trend / changes in the property development over the recent past few decades, the changing taste / demand of buyers etc. Of course being a CEO of EW, he promoted the value and commitment of the company and shared the pride of the good works of his team. He shared about the land size and the GDV of the respective projects as well as the sales for 2014 and year-to-date 2015, sth that may not be privy to the public (though analyst report may reveal some). Dato' Chang shared that almost all land acquired by EW will start to develop in 12 to 24 months time - a testimony of their execution capability.

To me today's focus is on 2 things - the unveiling of Mellowood and the sharing of the plan on SilverSquare (though without much details yet).

Mellowood Parkhomes come with 2 sizes, 7C (22'×80') and 7D (24'×80') with built-up of 2688sf and 2910sf respectively. Price is RM908k for 7C and RM978k for 7D - not much variances from the indicative price revealed earlier. The interesting part which is the selling point about the Parkhomes is the luxurious space for the gardens - the living hall oversees the 20ft private garden (within the house area) and separates the private gardens of one house with its neighbour opposite is the 30ft to 40ft of linear garden! Imagine the Merrydale backlane garden which already amazed the buyers is only 20ft-wide hmm.gif

At the other end of the house is the kitchen area which overseas the 20ft long car porch - enough to fully cover a car. Having said that, given the spacious garden areas, the widht of service road is "sacrificed" to 40ft only (as opposed to the ordinary 50ft). In addition, similar to Merrydale, there is a 2.36 acres central garden in Mellowood, right after the entrance statement - smaller than the 3.7 acres linear garden of Merrydale yet still sth great. Worth to note that surrounding the precint is a 4.16km jogging / cycling path.

Other than the spacious living hall which I like so much is the balcony area of the master bedroom which I think has about 5ft to 6ft width. As for the other two bedrooms upstairs the balcony is adjoining.

Overall, I would say that if my budget is only enough for SD below type of houses I might have placed my booking on the spot.

Yes the show units opened today are 7C and 7D only which are the Parkhomes. 7A and 7B are conventional type and not opened though already ready.
