I am impressed by architect tan replicating desa park city into majestic city instead of Bandar utama where congested with narrow road very hard to walk and cycle around and lack of security controls.

The lake garden of 9 plus 9 acres are the centricity of living and vibrant city with lake club like KL tasik Perdana lake club and skyscrapers buildings of 8 to 10 facades as majesty design.

Might be start doing sth on the sports complex and the park next year but no idea the exact time frame and completion.

The artist layout of silver square is beyond impressive...a culmination of both SG marina bay sands mall layout coupled with 8-10 individual blocks surrounding a park /lake ...similar to the current sunway quay.....amazing

Can't wait to visit the actual sports complex too !!!

After see the envisioning if this ewc...kudos to the EW/em team....his surely boost up buyers confidence and honestly...I m considering an additional purchase too!!!

Ambitious. Multiple possibilities. EW can make it happen. Can collaborate with the education and health major corporations. Of course EW need to show a bigger presence too.

Property still a good investment in economically challenging times, says Eco World’s Chang

SEMENYIH (Oct 25): Despite current economic uncertainties, investing in property is still a good move as the segment has enjoyed good capital appreciation over the past five years, said Eco World Development Group chief executive officer Datuk Chang Khim Wah at the Eco World Conference today.

He said NAPIC's data shows that capital appreciation compounded annual growth rate (CAGR) in Malaysian property for the past five years is 9.4%, with properties in the Klang Valley, Johor, Selangor and Penang recording a CAGR of more than 10% over the same period. This shows that property is still a better way to hedge against inflation, Chang said.

"The growing working population and rise in wages have contributed to the strong market demand; home buyers are looking for products with the right location, good connectivity and right pricing," he explained during his presentation at the conference.

Chang added that the company has received unbilled sales of RM3.987 billion as at August 2015. Eco World is on track to achieve its RM3 billion sales target this year, while its revenue has reached RM2.37 billion for the first eight months of this year.

Meanwhile, the company unveiled its Mellowood park homes terraced houses, the fifth phase development of Eco Majestic in Semenyih, today. Mellowood has a gross development value (GDV) of RM290 million

Chang said the new phase offers 306 units of 2-storey terraced house, with a selling price starting from RM900,000.

"There are two layouts for the Mellowood terraced house, measuring sizes of 22ft by 80ft and 24ft by 80ft, with built-ups ranging from 2,600 sq ft to 2,900 sq ft," he added.

The Mellowood terraced homes are part of Eco World's Limited Editions series, a range of specially designed double-storey terraced houses based on the park homes concept, which consists of 1,144 units in the Klang Valley, Iskandar Malaysia and Penang with a GDV of RM29.727 billion.

"Mellowood park homes have 'relocated' the car porch to the back of the house. By doing so, the developer could transform the front space of the houses into a garden area, providing residents a green space for fresh air and outdoor activities," he said.

To me today's focus is on 2 things - the unveiling of Mellowood and the sharing of the plan on SilverSquare (though without much details yet).

Mellowood Parkhomes come with 2 sizes, 7C (22'×80') and 7D (24'×80') with built-up of 2688sf and 2910sf respectively.  Price is RM908k for 7C and RM978k for 7D - not much variances from the indicative price revealed earlier.  The interesting part which is the selling point about the Parkhomes is the luxurious space for the gardens - the living hall oversees the 20ft private garden (within the house area) and separates the private gardens of one house with its neighbour opposite is the 30ft to 40ft of linear garden!  Imagine the Merrydale backlane garden which already amazed the buyers is only 20ft-wide hmm.gif

At the other end of the house is the kitchen area which overseas the 20ft long car porch - enough to fully cover a car.  Having said that, given the spacious garden areas, the widht of service road is "sacrificed" to 40ft only (as opposed to the ordinary 50ft).  In addition, similar to Merrydale, there is a 2.36 acres central garden in Mellowood, right after the entrance statement - smaller than the 3.7 acres linear garden of Merrydale yet still sth great.  Worth to note that surrounding the precint is a 4.16km jogging / cycling path.

Other than the spacious living hall which I like so much is the balcony area of the master bedroom which I think has about 5ft to 6ft width. As for the other two bedrooms upstairs the balcony is adjoining.

Overall, I would say that if my budget is only enough for SD below type of houses I might have placed my booking on the spot.

7A and 7B earlier was told RM800k and RM860k respectively but if they only launch it much later then the price may change - after all the above still just indicative only.

But no doubt double frontage design will make kitchen even smaller compare to merrydale or any other convention type of DSL.

Definitely.
A double frontage homes, parkhomes, courtyard homes pr any non conventional homes with similar land sizes would makes kitchen sacrifice some spaces. Unless, the min size of width increased to min 26" but that would be supreme ultra parkhomes with very huge built up.

That would be service apartments, should be med or higher end.

Common apartments located at the Precinct 4 ( if number is correct ) where Karisma and Simfoni or nearby, if any proposed development or changes.
