It's semi flexi. Full flexi the rate is higher.
Notwithstanding the mess it created lately with the additional fee charged on low utilisation of the resi flexi loan, the package it offers for this commercial loan (which I was told launched only in early September this year) easily KO others.

The banks are now quite selective... Smaller loan size or / and relatively weaker credit profile are not within their risk appetite in general. Larger amount of loan so long as the repayment capacity still looks good is sth they are more focus on. Reason is simple - they deem this cluster of borrowers are (near) high net worth which in general has stronger financial muscle and flexibility esp in times of bad economy.

There were discussions, comments and analysis in Version 8. Perhaps you can do some searches from there as reference. Temple? Not necessary lah, it can be church or can be sth like Tzu Chi. No need to put a magnifying glass in this as there are other positive factors to consider eg schools being the crowd puller and the apartments in the nearby Velveton precints. laugh.gif

SRJK © is still under discussion with the various stakeholders. It can be considered opposite the back row (diagonally though).

Agreed that this is neighbourhood shoplots as what discussed in earlier version. Personally I think it targets quite different pool of crowd vis-a-vis Ivoris and more particularly SilverSquare. Not to write further as it would be repetition again. Good luck for ypur hunting wink.gif

Princezz, I'm personally convinced with the growth potential of EM, from the very beginning when I signed on the dotted line whereby no show village yet then until now we have sth concrete to visualise. Buying commercial units easily cost millions. One alternative to lower the cost of investment is to venture into new development and I reckon EM is the one which fulfill the criteria - newly developed with great potential. I missed the boat when Ivoris was opened for sale but I still think Brighton is still worth a try. As commented earlier (mostly in Version 8), Brighton has its advantage too with the schools (not only SRJK © but other schools nearby too), the apartments (Rumah Selangorku and other medium cost apartments), the residents from Kesuma and probably nearby Semenyih residents as well as the other precints in EM. In terms of biz and branding, I believe that there will be slight differentiation vis-a-vis Ivoris and this shall be even more apparent compared with Silver Square. And one more important factor to make Brighton commercial successful is that the owner must be cooperative to ensure that they are not too desperate to rent out cheap, as what EM briefed us during the unit selection day (which I totally agree). In this respect, I do hope that EM will gather all the owners together near / during VP to strategize accordingly and this is not impossible given that EM will form a leasing team to help seeking the right tenant for the shop owners.

Notwithstanding the above, like other property investment nowadays, one has to have the holding power in order to reap the fruit of investment. Wish you luck in your hunting wink.gif

Generally they all are friendly enough to layan the existing and prospect buyers.

Anyway, even if the leasing team is not materialized at the end I won't blame them as they have no obligation to do it. That to me is their extra efforts and commitment towards making the EM township a success. Btw, not only EM and EcoSky, EW London projects they will also help to do the same based on my understanding (but again this is their extra efforts).

Branding is associated with the consistent delivery of quality products and the past track records of the developer. If we are to put the branded developers with the notorious ones together, obviously the former ones give better assurance to buyers and by virtue of their successful track records, the buyers are more convinced with the potential of capital appreciation.

However, by comparing 2 branded developers, the fight is not so straightforward. One has to compare the location, the unique selling points, the pricing, the concept etc. I believe that a totally KO is rare, if it does happen.

For EW, the situation is a bit tricky. Talking of track records, this company has yet to deliver any completed project thus far but the people behind are well experienced and have demonstrated their sound track records. Further, the show villages, the masterplan of its townships etc have created so much hypes and excitements in the market. Personally, I'm convinced with EW.
