SP Setia Ecohill just launched Floris (23.6 x 75) net price after discounts, price and build up pricing per sqft almost similar to Cradleton net price launching after 1.5 yrs.

Competition seems to have step up as Parkhomes are launched by Ecoworld. Seems like Ecoworld prices are at a premium vs SP Setia Ecohill current launches. For Ecoworld new kid on the block, seems the houses are priced at a premium price.....not sure if its the hype of the boss or the better layout and greenery and different concept or just perceptions deliver to house buyers.

premium or not, is floris a better buy, buyer shall have their own justification after EWC.

Yeah, EM has priced it a tad higher than SEH but understand that the spec is generally better.

Btw, based on the public info I gathered (from TheEdge Property), the land area of the entire Horizon Residences which locates the Superlinks ie Grandlis, Floris and Gloris is 13.6 acres, and there will be 287 Superlink units which translates into 21 units per acre! Grandlis itself is 127 unit over 6 acres land which is equivalent to 21 units per acre! This is very high density. Anything wrong with the figures? hmm.gif

Yeap, that's around the figure. The reason is there will be no big central park within the superlink link area (after the Lekas crossover bridge). They only have linear garder between the row of houses and musical garden at the bridge entrance. Nevertheless, superlink residents can come to the Oriental garden located near Tralas and enjoy the facilities there.

Superlink SEH does not form a precinct, instead it is part and parcel of the Precinct 3. Therefore, not sure if it is appropriate to calculate the density of SEH superlink in that usual manner. hmm.gif hmm.gif hmm.gif

Ic. There are quite a number of gardens in SEH in different precints - quite confused to me as "old man" tongue.gif Anyway this is sth good for the residents to enjoy the greenery in their own precints in addition to the PARC which open to public.

No doubt Horizon Residences is part of Precint 3 but since the land is "isolated" from the rest, personally I think that the density calculation shall only consider the land and units of HR only. Nevertheless, the residents there still can have access to the gardens as you mentioned which is exclusive for the precinct 3 residents.

hehehe... it shall be number game then..

If the precinct 3 excludes the superlink, then the density for those cluster / semiD shall be around 4 - 5 units per acre.. If it includes the superlink, then shall be 8 - 9 units per acre then..

I presume those owners of cluster / semiD / zero lot bungalow would like to exclude the superlink from precinnct 3.. tongue.gif tongue.gif

SEH total land area 753 acres, 673 acres for houses and building, while 80 acres for park and green spaces..

Have been told by the SA quite some time ago:

Precinct 1: ~ 300 acres
Prescint 2: ~ 250 acres
Precinct 3: ~ 200 acres

Precinct 3 residents shall have 2 entry points - Autumn and Winter guard houses.

The land for commercials, the high rise units and the schools are quite big too. After taking all these into account, I believe that Precint 3 (exclude Horizon Residences) shall have density of around 10 per acre? Overall I believe it's low-medium density for all the precints perhaps with the exception of HR.
