Citizen 2 land should be located next to Petrol station and will reach this land before current development if u r from Pearl point direction.

Previously some one did also offered this land to me but
I have rejected due to access and triangle shape with low efficiency in design...

The citizen 2 built quite close to existing 3 citizen tower.
Please get ready that some of the view might be block...πŸ‘€πŸ‘€

if you claim low efficiency in design, but obviously binastra have got the right team to maximise it to 800+ unit.
maybe you or your team are not visionary enough? hmm.gif

citizen to begin with, have minimal units facing east/west.
impact should be quite minimal.
if their designers are clever enough, they should be able to avoid it outright and potentially offer complimenting podium views to both projects.

Sure, bro, the land was offer to me three years ago.
Actually I know that it has been appreciated base on today's market value.
Even if I brought three years ago and leave it for KIV and only paying quit rent. Will still make some profit.
Anyhow, if base on today's land cost, today's feasibility study and projected 3years later market value, this development may still viable if go for anything above RM680PSF.

I am not mistaken, another reason I withdraw was also due to land too close to NPE elevated part of highway.

Bear in mind that approved density in 3years back is very much lower in compare to today's DBKL policy.
As such, many development which are not so "viable" previously had become viable today.
Eventually, land owner's is the one beneficial even tough their land is located right beside HTC, Cemetery or any unwanted type of structure.

They have 41 and 42 floors hopefully the designer don't block our view from 37th floor sky lounge πŸ˜₯

Btw I've gotten a 3rd amount on 27th Oct it says "TR to RENTAS" and "TR to C/A", what does that mean? (Using CIMB here)

The transaction "TR to C/A" is the same amount as the 2nd drawdown on 19th Oct, if this is the amount sent to bank, why does it add on to my negative balance?

Also, happen to come across propwall site, some 1094 sqf units are being listed for 578k, below the buying price??

But looking at the land shape in front is triangle shape. Hopefully they use it as condo public area/garden/car park/swimming pool. Then it won't block Citizen phase 1 Tower A view rclxms.gif . The rest very hard to say..
