Saw on citizen 2 website that two types of layout will be launched.

716 sf (2 rooms)
875 sf (3 rooms)

The developer has done a good job by not launching similar sizes units in the latest phase which will cannibalize the phase 1 owner.

The same could not be said to the phase 1 small units buyer though. When both phases are completed, the 852 sf buyers could potentially face competition from a) 716 sf (similar 2 rooms but cheaper or equal in absolute selling price?) or b) 875 sf (3 rooms with slightly higher absolute price)

One thing for certain is this stretch of OKR is no longer suitable for rental game no matter you rent out the whole unit or rent out room by room. The competition is simply too high. Capital appreciation is the only play here.

cant imagine 875sf with 3room , maybe the second and third room cant even put in queen size bed. showroom also same as previous. But most important is the pricing, if they do like aset kayamas sure sell one. price cheap cheap below 500k sure sell

Vice versa applicable too, if Aset Kayamas reduced their number of units, reduce the likelihood of RumahWIP and match the quality and specs given by Binastra, then they also cannot sell at price cheap cheap.
