QUOTE(beemaro @ Oct 1 2015, 12:25 AM) If terrace vs terrace and priced higher by 20% - 30% obviously it's harder to market when VP As u can see now TA terrace sold out faster than ES Correction here, TA only sold out for Phase 1 where the cheapest unit around 700k (closest to htc) in April/May before ES launch and before current market sentiment. Phase 2 Bayan now only at 50% with 10% developer reserved launched 2 months back after ES. In fact Phase 1 not fully sold out, I received few times of email of some units bank reject. I suspect 10% was kept at that time to shows its sold out. Tactical indeed. This post has been edited by csdarkjedi: Oct 1 2015, 07:49 AM

QUOTE(samkps @ Oct 1 2015, 12:46 AM) Pricing not the sole determinant factor .. There are many other factors that need to be considered beside pricing, even you said they both have same USP.. If both also having the same USP, it should not be called as "unique" selling propositions already... How about materials spec? Mind to share the material specs for both units for easier comparison? Tropicana Height Kajang is using the sand brick, how about TA? Are they using sand brick or red clay brick? ES? It's confirm Sand Brick for TA, it's written on their brochures for both Phase 1 and Phase 2. Rimbayu and ES confirmed using red brick.

Bro beemaro for USP, perhaps you could look into the following as comparisons for the 3 developments in the Canal City ie Eco Sanctuary, Tropicana Aman and Bandar Rimbayu:
- density (on a like-for-like basis, ie terrace vs terrace, SD vs SD etc) - spec and material used - security features - facade - internal layout - landscape - land size and built-up - terrain of land - masterplan of township - commercial elements - product mix - space allocation for greenery and water features - width of road and back lane - value added stuff (eg solar panel, smart home system etc) - demerit factor (eg nearby HTC) - club house & facilities - pricing & sales package
Rather than keep on asking around, perhaps you can do an analysis on your own and of course you are more than welcome to share your thoughts and findings.

Of course one may say these are 1st / early phase which had relatively cheaper entry points. With ES in the picture now, competition may heat up though generally I hold the view that these 3 developers complement each others.

QUOTE(lowyatvest @ Sep 30 2015, 06:48 PM) Finally I went to get a copy of the latest brochure this afternoon. Someone told me or I read in this forum that Monterez already sold out. When I checked this afternoon, it is almost the same as what I saw two weeks ago. Maybe left less than 20 units unsold. As for Terraza still very much the same as 2 weeks ago. Do take note that the gazebo is located outside the Monterez fence. In between Monterez and show gallery area. I guess after completion of the entire township, that area will be converted to management office. So this is a shared gazebo for everyone in ES. Boss , so terraza taken rate is 60% ? And monterez left 20% ?

QUOTE(samkps @ Sep 30 2015, 11:38 PM) IMHO, the most important USP for EM is on its township planning (dedicated 170 acres commercial Silversquare), new infra (new interchange to Lekas directly) and beautiful landscape (swan lake, decorated fountain roundabout, 3.7 acres private garden), which you hardly can find in other projects in Semenyih. Boss, 3.7 acres private garden is the one in merrydale ?

This would be a great advantage of ES compare to TA, a significant USP that beemaro is looking for.. How about the tiles used for ES and TA? Porcelain tile, ceramic Tile, homogeneous tile distribution? How about flooring, any timber flooring for ES or TA units?

QUOTE(wong8981 @ Oct 1 2015, 09:10 AM) Arrr ? Parque is not the only highrise ? After parque wil be final plot of land in ES bukan ? There are 2 more high rise in ES after Parque on 2 more plot of land. Parque has the most advantage as it is located next to the central park west lake and SEEMS to be the biggest land. Density wise, Parque also has the advantage being the lowest (maybe because the land is big) of the 3 high rise project.

All I know it's thicker and more solid than laminated. Currently I'm using laminated, no good, got ngek ngek sound mostly, unless the sifu put for u with heart, soul and skillfully.
