did not notice there is version 2 until I reach the end of page 101 of version 1.

Just to summarise what I posted in version 1 regarding staircase handrail.
As I mentioned in earlier post, my SA told me the truth...that is only Type A is with glass. I did asked him then why the model house of type B, C and D are glasses....he told me is wrong already but confirm others are without the glass...so I guess depends on which SA attend to you.

Timber Strip, what is that ? i know it is real wood compare to laminated wood flooring, quality wise ? i studied and there are laminated, engineered, solid wood.

For myself, why i chosen ES although it is 1.1m....

1) landscape, EW still 1 of the landscape leader in MY in term of design/finishing.

2) very nice facade design wub.gif

3) sizing of 24*85, wanted a big car porch blush.gif

4) 30 feet backlane lawn/garden behind every unit.

5) low density, for terraza it will be 358 units of terraces over 48 acres land, which mean only 7.x unit per acre.

6) maintenance fees, for EW finishing myself is willing to pay RM500/month for the g&g, landscape and private club house maintenance instead of paying rm300++/month for g&g and landscape which is under other developer.
(hope there will be no increase of maintenance fees after VP laugh.gif )

7) material used, red brick, full timber strip (upstairs), alarm system, smart home system, etc... in case this material is not equal to the price paid, please enlighten the reason, i wanted to understand more too.

8) car porch, 25 feet (internal) + 15 feet (external) then only owner reach the road, visually will be very big (大看).


To conclude from the above, we get what we had paid.

stated back-lane garden and there is a gazebo, should be private gazebo for monterez based on the residential unit outlook from the pic, wonder if terraza has 1 too hmm.gif hmm.gif

u mean my points based on pavillion unit ?
fyi i did't take pavillion unit, it is very nice design however i don't prefer layout for upstairs.

for car porch length, not sure, EW can even give you 30ft (internal), it will only taken up your house body sizing. haha. 15ft external i am trying to stress, it helps if your family owned 4 cars, makes the whole road looks neat, but if 6 cars..... then... er.... icon_idea.gif
