Better still, try pinging your default gateway (192.168.1.1 if you did not change it), i.e. your router using both wired & wireless.
Let's say using wireless, pinging default gateway results in a very high ping, >100ms or even timed out, but no such issues with wired, then it is confirmed is the wireless issues.

just got my unifi (transfer from terrace house to condo , hence modem change but router (d-link) remain the same ) . Everything is ok except, my handphones when connected to the wifi, is unable to download what app images , but messages come thru with no problem. I have even tried to sit in front of the modem to get max signal strength but the problem still happens.
i am facing this only now as this never happens when i was in my terrace house and its the first time it happens to me. Anyone has a solution to this?

if u getting packet lost on BOTH, den call TM to reset ur port, IF packet lost on WIFI den its the wifi issue, ur place a lot neighbor using same wifi frequency which will be interfere with other same frequency. So try change to either channel 1 or 7 or 6 or 11.
if still same issue den change better router issue. Which is AC and DUAL BAND type.
If changed better router den still same issue den its cable outside ur house issue and call TM to ask technician come to check.
