Project Introduction:

KUALA LUMPUR: Mah Sing Group Bhd is buying 412 acres of freehold land near Bangi, Selangor which it plans to undertake a mixed township, focusing on double-storey link homes indicatively priced from RM530,000 onwards.

It said on Monday it was acquiring the land at RM18.55 per square foot under its strategy to expand its landbank and under the project called Southville City.

It said the 412 acres comprised of 408 acres of freehold land from Boon Siew Development Sdn Bhd for RM330.8mil and 4.0 acres leasehold land from an individual party.

Mah Sing is planning a new interchange on the North South Highway just 2.5km from the existing Bangi interchange to allow direct access to the project.

Its group managing director and group chief executive Tan Sri Leong Hoy Kum said: "The inherent appeal of the location along the North South Highway, proposed direct interchange and Mah Sing's expertise in township masterplanning makes Southville City a very exciting development to look forward to.

"We believe our project offerings comprising residential and commercial products; mainly shops that meet market demand, complemented with extensive soft and hard landscaping, clubhouse and various facilities and amenities will do very well." Wow, interesting and scary at the same time. Didn't expect a 'Student House' to be built there, which will be direct competition to those purchasers of Savanna that are aiming for the student market. At the top of mind, Savanna will still be attractive as it should be cheaper, especially those who bought during the initial launch. However, the fact that the Student House is a dedicated residential development for students, will also be a very good selling point to the prospective students.

Savanna II is pretty much expected, as it is mentioned in their Master Plan.

"Savanna Plaza - A fully integrated lifestyle, residential and commercial development at the Southern gateway to Southville City".

Initially this is the low cost apartment/flat. But i dont know why now become student house. Because according to the one of the SA, every new project of township should/must have a low cost apartment/flat. For example rumah pprt. Maybe?

Even if it is true, I don't really see it as a concern. Property price can only go up, simply because construction cost will continue to rise. Plus, don't see any works yet for the student hostel. Thus, there is at least a comfortable 2 year lead time for Savanna Executive Suites first to harvest the student demand.

At best, the student hostel in the near future will be priced similar the the initial launch of Savanna Executive Suites, but with reduced facilities and also a more compressed layout (to cater for the student market). For example, their Student Suite units at Garden Plaza Cyberjaya are really tight. A 450 sqft unit can squeeze in 3 single rooms with 2 shared bathrooms. No living room and no dining room, but there is a small pantry/washing area. No wet kitchen too.

Thus, compared to Savanna Executive Suites, those who really want value for money and don't mind giving up the living room and dining area, the student hostel will be a good choice. To miserable though for me and the quality of living will be really bad.

Unless there is a common area on each floor where students can gather, I think this type of layout will not really get good demand. Too miserable and depressing, if no area for students to mingle around.

After a few rounds of investment, biasa liao. If new into property, then yeah, one would be very nervous. 3200? Are there that many units at Savanna Executives Suites?

From my calculation, should be 2,000 max. Anyway, area is developing.

Long term trend, property investment can't go wrong, unless it is really unlucky and unfortunate. But given the overall master plan, area and also the reputation of the developer, I'm not worried at all.

hi everyone,
i have 2 questions;

1. have you got your copy of snp agreement? i've signed in oct last year but received nothing.

2. i just received a letter from the bank stating no withdrawal has been made (i only made 70% loan) and it's been 18 months. the loan may be terminated.
will there be any problem? i tried to call khairinnisa but no one picked up the phone.

i think Khairinnisa is very slow attending to their clients sad.gif

Same here mate. Took a 70% loan only but no draw down to date. As a matter of fact, I still have another 10% to make before the loan draw down starts. Based on my last observation, progress for my block is up until the 20th floor already. My unit is on the 25th floor so I'm expecting to pay my final 10% in mid of 2016. Loan draw down should be sometime late 2016.

Left over unit rm 580k plus b4 discount.. Claimed this block got nice shopping mall view.. With a small balcony not included in the sq ft..

Have you purchased or are interested to purchase?
The corridors of Parklane OUG is perfectly normal and fine. Would even rate is above average since it is tiled. Some developments just leave it to bare cement screed.

Certainly. The Muhibbah LRT station now in operation already. That's about 1km away from Parklane OUG only. Door-to-door from Parklane OUG to KLCC is 1 hour, RM4.30 on the LRT with exchange at Masjid Jamek to Kelana Jaya line.

Not sure how long will it take from Southville to KLCC on public transport.

Sorry just a quick question, are there any difference in terms of the layout of the different blocks? I know now block D all units have balcony, apart from that any other differences to justify the huge increase? I remembered block A & B used to be around 300k only.

Generally i can oni say u will have a different kind of neighbourhood. Specification is nearly the same in term of physical unit

Block A mostly is investor n entry level couple or small family

Block D more for own stay

Was never RM300k+-. Bought during balloting day, Block B. High floor unit, price is north of RM350k.
General increase to absorb to cushion the higher construction cost due to various reasons, I guess.

Well, if you would have bought 1 barrel of crude oil exactly a year ago and today, purchased another barrel of crude oil, put them side by side, you it would have even more similarities and yet the price differs by even a larger percentage.

That's life dude, where value of an item/commodity fluctuates according to demand and supply. And you find this weird? WOW.

The units in Block A and D, at least there still some marginal difference in terms of the facilities, the additional balcony, the bigger sales package and so on. For crude oil, it's the same. oily. liquidy. stuff.

Im a bit pessimistic considering that this area is quite independent from an established town/development. Even Bandar Baru Bangi is not within a distance which can be considered convenient to share amenities or can be interdependent on each other. Will it have enough actual population for commercial activities to sustain later on?

Any two cents to share?

If you buy this Savanna at the price below 400k, it is consider okay for the location.
If over 400k then you need to consider that are you willing to lives in Bangi with the price similar to other location that closer to KL City.

For invest, I think you have to hold until at least 2020 only you can see the potential of this township.
Otherwise you can just guess only.

You should see Puchong in the early 90's...way worse than what Bangi is today...And yet, over a period of 20++ years, massive development and it has suddenly boomed like mad.

nop, when comes to a new development, distance to kl will be using for location measurement purpose as kl is the spot where majorities are working in. but it is also depends on personal preference, like you, maybe working in pj/cyber, where these 2 places offers varieties of job opportunity too.

That bridge is nowhere close to the proposed interchange location. PLUS are just doing rehabilitation works to that bridge

Hi, for those who has bought a unit here, which phase are you at with the loan servicing? Looks odd that I'm still paying so little per month when they have already progressed quite a lot with the constructions.

Mine is 10th Floor Block B. Should I contact developer or the bank first? I tried calling the bank a few times but no one is ever there to pick up at the housing loan department.

For Syabas I don't think that's possible. Not to mention most apts use bulk meter.

Mine is on a much higher floor, 25th, Block B1, but also only at the 2nd payment only, with the last being 2a) Foundation. That came in last month, 5th February 2016.

Am hoping that they go really slow on the payment so that I can defer it and get more interest...LOL
RM100++ a month for a figure of RM35k+-, good enough for a nice, sexy meal every month.

high rise cannot change to residential title, bcoz the land is commercial title, not sure if southville landed units is on residential title wink.gif . Tnb n syabas tarif will charge according to the land title. my 2cents

Believe me, no way to gain for this investment, price too high for that location, furthermore, early phase price only e 300k+, how to invest at 6++k, toooooo greedy mahsing. I did invest a small unit at ecohill.

If u want a very fast gain to flip why do u bother to buy from all this reputable developer like sunway, Mah Sing, SP Setia, IOI etc?

They all are known to be on the higher end pricing

Why dont u buy frm a small time developer that sells much cheaper...with a huge risk of quality, completion, delay...

The biggest and fastest profit i have with props is buying frm a small developer selling at quite cheap rate and upon completion the price appreciate 60% upon completion...

Read their newspaper article and i remember dividing the total amount of money they will get selling all residential unit divided by the number of residential unit they are selling....

Average selling price per unit comes to rm670k++

Obviously sunway gandaria per sqft gonna be more than rm600...it might even breach rm700++ per sqft bro

Bro, i am value investor, buy from spsetia, gamuda,pkns,sime....., but my argument is too high price for this mahsing latest launch, no value to invest. Just my opinion, many other good location with reasonable pricing compare to this.

Fuyoooo.....seems like tnang and Max_calavera are investor taiko here.....lets c wats the points given by both party......personally i am oni a small investor who is trying to acheive force saving for myself oni......i bought Savanna becos it is cheap in term of pricing comparing to my previous investment at KL price at 800k for a 1200sqf.

My unit is with private garden oni 450k for Savanna which i think is a bit expensive already....however i found now even no balcony unit can sell up to 560k at latest block d...i am so curious......dono wana happy or not....but i think 560k at Savanna is overpirced

southville is not in no where land, compare to nilai high rise,by reputable developer with no township start from 350k for smallest unit. how can you say too bad for investment while mah sing is providing 428-acre township in Bangi weaves contemporary dwellings and a commercial hub into the fabric of a vast eco-loving backdrop, and not to forget its a freehold development surrounding by a few universities within 10-15km. cannot compare with high rise which is build at already sustained town, let say southville city is already a succesful town, how much could be the price? maybe even more. in my opninon its a great investment for long term, only my 2 cents smile.gif

U tell me what is ur budget and ur preferred size with strategic location near middle of klang valley connected to 3-4 major highways...

I can bring u the deal...rm3xx+ price per square foot apartment u want? Newly completed. Small developer. Shah alam area. Cons is leashold, beside sewerage treatment plant and the neighbourhood in a crime prone area...

This factors is too important in my opinion in Property investment.

Pro :
1. Developer - but cannot compare with SPsetia, Sunway, Sime or Gamuda.
2. Township - but to me too small to self sustain.
3. Freehold.

e.g of few better value
1. Damansara Foresta - only at 5xx psf at prime location
2. Setia Alam Apartment , seri series. can buy 2 units for that price. potential ROI and rental yield is higher.
3. Setia Echohill/Eco Majestic still better bet than this
4. Rimbayu, Alam Impian, Setia alam, Eco San, Tro Aman.
5. Geo Bukit Rimau.
and many many other better value stuff.

How much you expect the return after 10 years from this Savanna with the price of 6XXk???????????

I quite agree with some of you here that at about 500k, savanna is quite expensive. I am not complaining though, as I bought my unit during the 1st phase, at 359k rclxms.gif , albeit without the balcony.

At the end of the day, it depends on your purpose of buying the property, i.e. for investment (i.e. flipping) or for own-stay. From the masterplan, the township is quite impressive. Hopefully MahSing can bring it to reality!

Savanna already almost finish sell...

New project gonna be a smaller service apartment and cheaper price but per sqft gonna be higher. Rm500+ psf.

Existing savanna buyer shud be happy la. Takkan MS wanna suicide launch same rate or cheaper than savanna...existing buyer will be very mad 😏

I check all 3 sunway gandaria, MS southville and Almyra residence IOI at further south of bangi...

All priced in congruent with each other la. If say expensive new launch these 3 all can say not cheap.

That is good for us if the price not cheap.
And much better it is 90% sold out.
Own stay no problem, investor will be very challenging, need to hold at least another 5 years I think.

Just notice my bank loan account charged out another 15% on 17th Mac 2016 but i didn't get any letter or notice from Mah Sing request for this payment??

Hi. I'm new here... Bought D2 last year Dec.. Missed when it first launch D1 and D2.
So by the time I wanna book, it was already RM5xx... But I didn't need to pay 10% as I paid only RM8888.

Getting bank loan is tough. Almost didn't get it.

I got a small balcony if you can call it a balcony. I don't know how it will exactly be when I get the key.

I have a question for the sifus here.
I just received 2k from mahsing (promotion when I bought my unit last year). Is it better if I pay my house loan using that money lump sum (2k), or I should just proceed pay monthly as what being charged.would I reduce my principal loan by paying extra 2k?or it doesnt change anything?

Depending on your type of loan account/package that you signed. If it's a semi/full flexi with a connected Savings Account that gives you back the same interest rate as your loan amount, then better of putting the money in that Savings Account.

I mean in the sense that after the project is completed; maintenance works will leave to the "residence" or "user" that will move in or occupy that place later...

Is this not normal ? I mean I really don't know....

I live in bangi and working in klia while my wife bangsar south so its in the middle. Summore we cant buy a decent house in bangi for the price of 300-400k. Dont listen to wutever that abang bumhunter said about bangi coz he doesnt live there but talk like he is god of bangi? Grow up pls abang bummy. Duuuhhh. Its a new township and easy access n the concept is good enuf for us. Bought for own stay (maybe).

Actually i notice theres 2 type of people when buying savanna:

1. People that works and stay around kl, pj, damansara, cheras, practically central part of KL and klang valley where 1k sqft is almost 800 to a 1 mil price range int those strategic central area...they know they can afford those area....so they venture outside a bit, see which further a bit town but very convenient to commute kl and central area, found savanna. Amaze...say wahh still around affordable range...at up2 there cant get this price already. Oso got direct interchange plus highway straight to kl or hop on bangi komuter to work. Straight away buy.

2. People work and stay outskirt region or central kl/klang valley....come see savanna 500-600k price ranr culture shock...say mah sing gila 😅...investment wise not good...return bad bla bla bla...funny thing is...
Savanna 8 blocks, high density...price already 500-600k range...still finish sell almost all...left 20-30unit rerelease loan rejected units....

So opinion is seriously subjective...its beside main plus highway....if u guys think its expensive and crazy price dunwan bought nvm....those central klang valley and kl people will still come and sapu all i tell ya 😅😅

Yes, about there. 20% if between the 3rd and 4th year or 15% if between the 4th and 5th year. 30% is for 3 years and below. For those who bought during balloting phase or before mid 2014, RPGT should be 20% or 15% if flip upon VP.

Yeap, that's the risk that the early birdies took. Risk of project being abandoned, or having issues with the land structure (can't even initiate pilling...etc), economic downturn back then....etc

Price in general can only go up. Rarely go down, unless damn sueh like Bukit Beruntung.

hi, just received call from MH agent telling me that the SPA price proposed last time was not correct figure, so the SPA price now is 6k more expensive than previous after I signed bank's offer letter!!! Now I'm very frustrated and request MH fully refund me the booking 3k (payment by cheque), else I gonna post this to all social media~ ranting.gif

Agent give wrong price to you or MahSing give wrong price to the agent?

How also MahSing should do refund as it either their fault or their appointed agent's fault. Should totally give the full refund.

Agents are 3rd party, very commission driven and employed by Property Agency, such as GS Realty. Probably they'll sell you heaven and earth, what happens to the project after they get their commission, they couldn't be bothered.

Sales staff are from Mah Sing. There's a reputation to look after and more often than not, they'll be more honest.

Their commission lower and got basic. No need to lie to you to cari makan. Plus they know the right channel to get the answers to your questions. If you ask an agent and they dont know the answer, they might just make it up on the spot, or say will get back to you but never do.

Quite right. Just ask for name card and you will know. Agents wouldn't have a Mah Sing name card.

I deposit extra amount into the account to reduce interests.
And statement won't show how much interest they charge me.

Those who bought earlier blocks gain. Because the construction was on the newer more expensive blocks first, the earlier owners pay less interest. Mah Sing probably built the newer blocks first because the profit is higher

theres a mini carniva event in sothvile bangi showroom today. my agent ask me to come and bring friends. they provide foods such as pastry, hotdogs, coffee.
