By the way, attended a talk in SEH yesterday, one interesting info by the speaker is the population in Semenyih..

Year 1990 - 15,100 people

Year 2000 - 45,000 people

Year 2010 - 92,491 people (from MPKJ website)

Within 20 years, 600% growth..

This is the population growth in Semenyih before SP Setia and Ecoworld step into Semenyih..

I would be eager to know how's the population in Semenyih at 2020... tongue.gif tongue.gif

It seems like a lot of confusion, better makes a clarification.

There will be total 5 plots of land that shall have the apartments later.

Each plot of land (if according to the printed masterplan) shall consist of 2 blocks.

3 plots of land have been identified as the medium cost apartment (D'cassia, D'Camelia and D'Cerrum), while another 2 plots shall be used for low cost apartment I suppose, perhaps is Rumah Selangorku? hmm.gif hmm.gif

Each of the plots of medium cost apartment shall consist of 635 units, therefore for medium cost alone is already 1900 units, not inclusive for low cost apartment.

That's why I presume RSK unit only will be launched after the medium cost sold out, pricing wise should be still abit cheaper, but don't have the decent facility anymore.

Setia alam RSK comes with 2 free car parks as well, or similar to SEH, 1 cover 1 open space?

EcoMajestic will be launching Rumah Selangorku on this 19 September as well (hopefully no other delay), eager to see how's the pricing, size and facilities of this units if compare to SEH D'Cassia..

Depending on the units available in future I suppose.

If in future there are too many requirement for RSK, doesn't mean that you want to buy, unit will still available.

Example, in Setia Alam is launching the De' series now. Does it mean nobody shall buy or rent the subsale from Seri Intan, Seri Jati etc? hmm.gif

For the "affordable housing" in Selangor, we have 6 types:

1.) Rumah Selangorku Jenis A - highrise with 700 sqf BU, selling price RM 42,000, only applicable for income earner less than RM 3,000

2.) Rumah Selangorku Jenis B - highrise with 750 sqf BU, selling price of RM 100,000, only applicable for income earner RM 3,000 - RM 8,000

3.) Rumah Selangorku Jenis C - can be either highrise (800 sqf BU, sale price RM 150,000 ; 900 sqf BU, sale price RM 180,000) or landed (18 x 60 - mostly townhouse) with sale price RM 200,000

4.) Rumah Selangorku Jenis D - can be either highrise (1000 sqf BU, sale price RM 220,000 ) or landed (20 x 60 - mostly townhouse) with sale price RM 250,000

5.) Rumah Pr1ma - Developed by PERBADANAN PR1MA MALAYSIA (central government, not the developer), price can range from RM 100,000 till RM 400,000. Suppose to be located in a more strategic location and with better facilities / amenities compare to Rumah SelangorKu. Can be landed or highrise, household income RM 2,000 - RM 10,000.

6.) Medium cost apartments - Developed by developer, generally have better facilities / amenities compare to Rumah Selangorku but sale price also slightly higher. No restriction on the purchaser and everyone can buy it.


Yes, for investor, in terms of "profit yield", rumah Selangorku definately can give you better return. But just bear in mind, Rumah SelangorKu is meant for own stay, not for flipping or rental. It's sinful to convert subsidy to become your own profit.

As a matter of fact, the residents that stay in rumah Selangorku should unite and report to the local authority if they found someone is renting the unit.

Many speculations Semenyih / Rinching shall have a new hospital soon.. hmm.gif hmm.gif

This is the facility available in Seri Baiduri...

I presume D'Cassia should have the similar swimming pool and multipurpose court.. Just don't have the futsal court and playground I presume... hmm.gif hmm.gif
