You really believe there will be public spend time, effort or even money to complaint to MPKJ or appoint a lawyer to challenge the JMB because of the guard not allow him/her to access the park inside the fencing area to paktoh?

Presint 2 and 3 already have applied to MPKJ to get approval of gated community and it is not just as easy like you make a phone call to MPKJ and they will efficiently take off the fencing by tomorrow. tongue.gif tongue.gif Remember you against the JMB alone, will do it because cannot go into the park to pak toh? tongue.gif tongue.gif

There are numerous projects also have park inside within the fencing area and individual title. Don't think they get complaint because people cannot access their park lah..

People who complaint mostly those who are the house owners and doesn't want to pay maintenance fees. They get frustrated with the "restriction" everytime they go our or back to their property inside the fencing area, that's why make complaint till court case loh..

It may looks abit steep now... But I project it will be about that price after another 2-3 years...

Many projects in the vicinity proves that it doesn't need heavy industry area nearby to push up the property price of a double storey terrace landed house to that price tag.

Since you want to migrate, would you consider it as urgent sale? 680k for pistia end lot unit is facing stiff competition from Saraca / Grandlis unit.

I presume you will get an easier subsale if you can reduce your price to around 635k. Those interested in Bartonia unit will take your unit anytime..

Profit margin is less, but at least you still earn something under current economy scenario..

RM 730k is workable, but need to wait 2 - 3 years later.. Currently Saraca (22 x 75 also) is selling less than RM 700k, with tonnes of freebies and discounts and still have limited units available.

Ecohill link already in place, traffic in Semenyih great improved.

EKVE already started construction work today, alternative route for Semenyih residents to travel to KL city center instead of North-South, SILK/Besraya and Cheras/Loke Yew.

SEH is planning something "big" on the plot of land behind Ecohill Taipan.

SEH is having one of the biggest landscape park and one of the most biggest club houses in Klang Valley.

All these factual elements shall boost Ecohill to become one of the most fascinating township in KV.

Semenyih residents have suffered for more than 5 years about the jam issue with no clue how to tackle with it. SP Setia resolved it so effectively and brings in instantaneous benefits for all the residents in vicinity by building the Ecohill link.. SP Setia shall bring in evolution to Semenyih, seriously no joke.

Therefore, personally feel that any product in Setia Ecohill 1 shall work out in the near future, including the apartments.

The concept is different I suppose, EcoMajestic is going to luxury and colonial design while SEH focus to modern, contemporary and home feeling style, depend on individual preference I suppose.

If you going to visit the show houses, better opt for the Tralas units which still have units available. Most other show houses model actually already sold off and heard SPS not maintain them anymore, as they will be demolished soon.

With the opening of Ecohill link, SEH should organize more events on the PARC to attract crowd come in..

Organizing the floral exhibition as in Putrajaya or bonzai show should be something nice to start with... brows.gif brows.gif

Tenby Semenyih shall have the first intake in September 2016, just less than a year from now.. So, need to keep track with the progress..

Tenby Semenyih consists of many blocks of building as well..
