I went to the so-called "launch" on the 22nd August but it was more of an officiating ceremony by the MB Azmin. Only 5 persons was selected for priority booking at that event so I felt it was a waste of my time going there. Haha.

Anyway, from the models I saw there, the balcony is primarily for your AC's compressor units.

Did you guys know that these 3 properties are located near to the few graveyards at the north? Not sure if you can see the graveyards but they are there. In fact, the entrances are facing the north! I guess that's why it's cheap.

Yes, it was the official Rumah SelangorKu ceremony by Selangor MB and not the project launched ( selling ) itself.

If not mistaken, De Bayu is the 1st among the 3 to launch next month.

Hmm, I think it is good initiative to launch such affordable apartments in such matured location.

i got it too. i've called the setia alam fellas and this is what i am told:

if you can't make it on those days, we can assign a proxy to attend for us. you must write a formal letter stating that person and enclose a copy of your IC and your proxy's IC.

the rm2k payment can be in cash or cheque under "Bandar Setia Alam Sdn Bhd". or just leave it blank until you get there.

Looks like only de palma for now.

Construction period should be 3 yrs. so. Handover probably 3 yrs from snp date.

Should b unfurnished since this is considered very cheap.

I just called too. Opens tomorrow. I also asked whether is there any advantage in being the first to queue, seems like none. We don't get to choose our units as it is given randomly. So no need to camp overnight there like other developments... Haha

looking at the lack of popularity on this thread. does a thread specifically needed for depalma? last time the Seri series also do not have the individual thread or lack of reception for it.

maintenance fees has not been set yet. they said later on only.. have to wait and see. i believe you went early to register. i went around 12pm and it was packed since public holiday. i managed to get everything done at 7 only. i think almost 300-400 ppl done.. best is to go early for those who haven't..

Ironken, you got confused by the diagram. block 3 is actually facing the south side whereas block 1 is facing the north (cemetery). no idea why sp setia changed the usual north pointing diagram convention.

Bank Rakyat - 100 + 5 % BR 5.05 / 5.15 ( not remember which one)
BSN - 100 + 5% BR 4.95
Maybank - 100% BR ? (he will checked our document first)
UOB - 90 + 5% - BR 4.65

I believe Bank Rakyat and BSN are offering first home scheme (sort of) which they will reimburse RM200 per month up to 2 years right?

I also not that sure is 4.85 or 4.95 after hearing for married people..lol But i remember is quite high.
However, the RM200 is enough to cover. But it only for 24mths.

whatt.. Since when u don't pay PTPTN? For those don't pay PTPTN loan before 2010, they will list first in CCRIS report. For some cases, instead paying outstanding PTPTN loan, Go to PTPTN office, ask their officer to do PTPTN loan restructure, it will eliminate your outstanding loan and u will start pay again. But it take time because u need sign agreements.

Went to our unit site to have a look this evening. I was surprised by the big signboard of 'Bliss Garden Memorial Park' (1km away) which is located at North of De Palma...
Meaning there are cemetery at our North as well as West (Meru Chinese Cemetery)?

It's behind them
Anyway add up all the seri apartment and our rumah selangorku . It's easily sum up to 5000 units on that area . It's really packed

That one should be a new link from jalan arang batu connectng to jln meru, as far as DASH is concerned, there are no plan to extend to Setia Alam.

However, if you do happen to purchase a property near the cemetery at the right price, do not be alarmed. If the graveyard is separated from your property by a busy road, then the problem will be negated as the Yin energy will be dispersed.

School

Schools, by nature, are busy and noisy in the day and 'lifeless' at night. Hence, it would be characterised as lacking the Yin and Yang equilibrium - exuding strong Yang energy in the day and strong Yin energy at night. Although living next to a school does not really entail negative consequences when it comes to feng shui, one can reason the possibility of sleep disruption and health issues, given the hustle and bustle within the area. For buyers who do not have school-attending children, buying a property near a school for their own occupation may not be a good thing, due to the congestion. However, for investment purpose and also for those who have school children, it will make financial sense to purchase a property near a good school - as placement of these schools are usually according to catchment. Nevertheless, with the congestion during school hours, it is also likely for one to face inconvenience in carrying out daily activities.

Temple

Spiritual sanctuaries such as houses of worship or temples belong to the Fire element. As such, you would need to check if the Fire element could actually complement your property by using feng shui techniques such as the Xuan Kong Flying Stars. Should there be any foreseeable adversity, it would be wise to activate the Water element and/or utilise the appropriate Qi mouth (main door or main gate) as a means to overcome the issue.

Petrol station

Similar to temples, petrol stations also belong to the Fire element, which then necessitates the assessment of whether the energy benefits your property. Houses which are exposed to strong Fire element could bring about solitude and stagnant progression to the occupants. As such, it is advisable to deploy appropriate positioning of Water in your compound to counter the effects. As such, this is not a one-size-fits-all guideline. It really depends on whether the Fire element is complementary to the buyer. If you are buying to let, this may pose a problem to your tenants as they may suffer ill effects, which may indirectly affect the tenancy agreement. In the long run this may cause tenancy issues which will affect the investor. However, if it is a commercial property rented out to an industry associated with the Fire element; this may then benefit the occupants and bring profit to the investor.

Power substation

Although substations do not actually present any major impact when it comes to feng shui, one should be mindful that the electromagnetic fields from these substations may lead to health complications. Most property buyers will be skeptical about properties that are near or close to electric pylons, which are not ideal in the context of feng shui. Having one of these pointing straight at your main door is especially hazardous as it is considered Sha Qi and it can have undesirable effects on the occupants' health and well-being. Property investors who are looking to resell the property may run into problems looking for a prospective buyer if such factor is in place.

LRT/Monorail line

For those who live in urban cities, living close to an LRT station or train line may seem like a huge convenience. However, you may want to reconsider your choice of buying a property too close to such a feature as they will expose your house to the piercing merciless Qi or Sha Qi. Additionally, the noise produced by the trains travelling to and fro contribute to stress for the occupants, causing he or she to lose focus in carrying out daily tasks. Should your property be near to such facility, it would be wise for you to assess if the Sha Qi is blocked from entering your house, by determining which sector of your property is affected and whether or not the station casts a shadow on your property.

Pedestrian bridge

Similar to the LRT/monorail lines, it would be ideal to not have a pedestrian bridge near your house as it also exudes Sha Qi. Such attribute is not good unless the Sha Qi is obstructed from entering your property. While you cannot choose your neighbours, you can certainly choose the place most conducive for your residence. Deploy these useful tips in your house-hunting to derive the right decision.

just got 'Rumah ditawarkan' at LPHS website. stated that i've been offered De Palma unit. been informed that i will receive a letter from LPHS within 30 days. few questions,

1. does it mean its confirmed i will get a unit already?
2. what is next step after receiving the letter from LPHS?
3. when is the next balloting? what need to bring on balloting day?

just to share my experience during this Rumahku Selangor application progress.

1. My submission date in on 28th Jan 2016
2. On 26th April 2016, my application status changed to Senarai Menunggu
3. On 25th May 2016 (which is today's date), i check my status again and saw my status changed to Ditawarkan Rumah. It was DE PALMA, SETIA ALAM (JENIS C).
4. Now waiting patiently for next 30 days for the snail mail letter and see what to proceed next stage. I'm not sure the status Ditawarkan Rumah means am i getting slot already? hmm..

Just check on SP Setia website and saw De Palma just launching.

4. Received my snail mail today, 3th Jun 2016 (letter sent out on 26th May 2016). 2 pages inside; one is the tawaran letter (in the offer letter stated to direct contact the developer for next step), second letter is borang jawapan penerimaan penawaran rumah (to fill in by accepted pemohon only). Called the developer, they said to get the cop from their office (working hours everyday, 10am-6pm) then submit the form to lembaga office, ASAP.

have you called the developer? i called the developer the moment i received letter. the blue paper, have to go to their office to get cop, then submit to lphs via post or counter. then only wait for developer send the offer letter from them.

I also just ditawarkan rumah at de bayu setia alam...just send the document needed by them last tuesday..and they said, they will send the document to lphs to lphs choose..

i think u better call them. I received call from this number 0333432255. i got the result on 18/10/2016 and week after sp setia call me to submit document. When u got the result "ditawarkan rumah'?

if not mistaken, floor 6 and below get the parking with roof. like mine is 10 floor, i got both parking without roof. i plan to complain to sp setia. aiya at least give me 1 parking with roof laa

applied late 2016 at lphs website..now still at senarai menunggu status..anyone applied late last year same status or already got? wanna know if i'm still eligible or not..

I applied on march 2017, and got a house already (de bayu) after balloting on 18 jun 17, it was under senarai menunggu status and changed to rumah ditawarkan status on 16 jun 17, never thought that im gonna get the house, it's beyond of my expectation, now got 1 loan approval from HLB, and awaiting from other banks to choose the best 1

My advise, please wait patiently, your time will come soon smile.gif

I got an influx of applications for De Kiara.. did they just release a few units or what? A new phase? Fasa 1F-07 as per the booking forms that I got from my clients...

which phases you guys got? this one is RM170k

maybe those application got rejected by banks. open up to new applicant. as far as i know de kiara and de palma fully booked.
