1) Abit overpricing if compared to the existing projects like koi (380-400 psf), atmosfera (400 psf), zefer hill (~400psf)
2) IOI project offers similar PSF price but bigger built up
Environment:
1) Located at the end of Jalan Pipit, approximately 2km from the main road.
2) 4 pool shits nearby (2 were covered)
3) Cemetery (15 acres)
4) Metal recycling factory
5) Accessibility (one way in out)
6) Near Sunway and PJ , quite convenient to ppl who work in these two areas.
Design: Very nice, it looks like a mid-high end project
Risks:
First project in Malaysia (no track record)
Piling work not yet started
The proposed bridge might not be materialized in near future. Traffic jam can be a big issue for this area.
Rental game might face stiff competition from other projects nearby.
Personal opinion: Good for own stay, risky if it is for investment purpose.
