Really 'tulan' some agent SMS me about this project but so shy to mention the project name, just say 'near IOI mall, LRT, Pavillion 2, University" and 4xx k by international developer.

After calling me, I asked what's the project name, still refused to mention it.

Went to sales gallery earlier today and just share what the agent told me:

1. The bridge CONFIRM will build. Dev ady contibuted RM2mil to local council. (But then he tell me developer will build the bridge lah, so I not really know what hes trying to say)

2. Agent say the Islam cemetery is at the sunway side, no affect at all. (But when I show him the pic from forum, he go ntg to say.)

3. The agent were saying he can stop his customer to not trust this forum , but I dunno why he cant convien me

4. He was saying this is THE BEST PROJECT IN TOWN   
Oh well.. I think is a waste for visiting thier sales gallery.   

Bel2016 you buying for own stay? I notice quite many did buy to stay.

I checked in wikimapia and saw there's a big waste water treatment plant next to project site.

Not to bash. To inform only. I nearly wanted to buy, until I found out about the plant nearby.

haha yea.... quite double standard one.... ohako got attack like nobody business.... whereas twinz thread calm as peaceful sea... everyone who bought twinz can just go on with a peace of mind that without much heated discussion or negative comments presented to them whereas they share the same location same road same cemetry same sewerage plant..... and its true that one man's food is another man's poison.... to stay in puchong how many options you have unless you are those who investors who is not targeting puchong only then this project is not for you... since so many cheap projects elsewhere... but for puchong fans... this is one of their limited choices i guess.... for freehold condo....

If super hot attack on Twinz and IOI then I might understand, but somehow all missile only fly to ohako. It's because Marimo is Japanese then much die hard ?

I really don't like to argue here, fact is fact, buyer who google they already know all the cons, no need keep repeating.

1) Abit overpricing if compared to the existing projects like koi (380-400 psf), atmosfera (400 psf), zefer hill (~400psf)
2) IOI project offers similar PSF price but bigger built up
Environment:
1) Located at the end of Jalan Pipit, approximately 2km from the main road.
2) 4 pool shits nearby (2 were covered)
3) Cemetery (15 acres)
4) Metal recycling factory
5) Accessibility (one way in out)
6) Near Sunway and PJ , quite convenient to ppl who work in these two areas.

Design: Very nice, it looks like a mid-high end project

Risks:
First project in Malaysia (no track record)
Piling work not yet started
The proposed bridge might not be materialized in near future. Traffic jam can be a big issue for this area.
Rental game might face stiff competition from other projects nearby.

Personal opinion: Good for own stay, risky if it is for investment purpose.

For many buyer this is their first dream house, somehow any negative comments (not issue for buyer) keep iterating. E.g you married a wife with inner beautiful without much external beautiful, you neighbor who keep asking why you married such ugly women....how you feel?
