If I were to share this, people will say I sabotage again.

A few of my friends went to sign the S&P, both Saturday and Sunday.

* Please note that my friends are investors hence they are aware about cemetery and don't give a damn about it.

But just to test how genuine and sincere John Taro was, they decided to tekan and stretch the SA to the max.

Although its stated clearly stated 'black and white' in the information kit, the SAs were not too keen on revealing/explaining in detail the two diagrams (where the towers were facing, distance, visibility etc.)

They were in a hurry to quickly get the customer to skim through the information and sign the acceptance note and tutup cerita.

Mind you, this is not 1 but a few SAs.

The discussion was outside the Sales Gallery right and this so-called big towkay was wearing a short-sleeved checked shirt, tucked out right ?

He also has some white hair on this head. Big sized and tall ?

1. That so-called towkay that people claim is buying over Tower B does not exist. The guy that was in 'deep discussion' with John Taro was actually one of the bosses of the main real estate agency selling the project. I am unable to find a photo of this 'towkay' online, else I will post.
At least you will know if I am talking about the same person whom some people saw outside the Sales Gallery talking to John Taro.

And and and, apparently suddenly now Tower B is not available for sale? What will happen to the purchasers of Tower B then?


* This information was leaked by one of the SAs selling the project. My friends managed to korek-korek and eventually he/she leaked out the fact.


2. Has anyone ever come across a Sales & Purchase Agreement that does not allow you to initial on every single intermediate page? Yes, you may sign at the most important page (normally the last pages) but the lawyer does not allow you to initial on every other single pages. What's going on here? How sure are we that John Taro wont selit/put something else in the middle of the SPA since its not initialed by the purchaser? Don't you think this is very suspicious? Why is there a need to do such a thing in the first place? Does that even give you confidence at all? Only the newbies who don't know about such arrangements will bodoh-bodoh just follow what the lawyer said and sign on the last page etc.
As I have always said, beware guys!

Many refused to sign the SPA because of this reason.

Apparently they went for the signing too, did not manage to get the status of their Sales and Purchase Agreement though

I share your sentiments. I am also very surprised.

I presume you are one of the purchasers as well?

My friends who reluctantly signed the SPA, forced the lawyer to make a copy of the SPA.

Just in case our friend tries to be funny in the future.

Wow, you mean this actually happen before with other projects as well.

If this is the case, I the lawyer/law firm is also culpable.

Perhaps purchasers should report this to the Bar Council, after that see if the law firm is still willing to defend/stand by our friend.

Assuming if you have photocopies of your unintial SPA, are you OK if our good friend made changes to it?

What is going to happen? Are you gonna take legal action against him?

Then what do you call the SPA you just signed? Draft SPA?

This issue just gets better by the minute. I thought when you ask customers to sign SPA & pay the balance of the downpayment, that should be the final version?

Pesky SAs told my friends who bought that the finalized version of the SPA will be provided later.

Meaning to say this stupid copy that they sign is only a draft. Then sign for what???
First time I hear such things, developer ask purchaser bring balance of down payment only to sign a draft copy of SPA.

Subject to changes! Else why would our good friend not allow the purchasers to initial on every page.

Like I said, what game is he playing here?
