This project is really jialat. I feel damn lucky to have skipped this project earlier. To owners of Ekocheras, I think you all should just close both eyes and pay the installment only. Keep taking pictures of the construction site is akin to watching paint dry. Just focus on your job, pay installment and pray hard that nothing goes wrong at Ekovest.

Just a raw suggestion....buyers with the notifying letter, would you like to gather at their sales gallery and request for a QnA session? What's your say?

This is crazy. Refinance after sold. Ekovest cash flow so lousy need until the extent to go through all the fuss just to refinance? They need signature from all the buyers. That's desperate move. The next question is what if they could not get 100% return signature. What's next then? How the hell the dato got property man of the year? This is really joke of the year. Any taiko going to write in to ask what's going on?

6-12 months ago when i say cashflow bad n some internal story, many dont bliv me... to get 100% signature is so dam hard, how do you convince buyers?? whats in for them? any extra freebies? Duke progress how?

Main question still is how he JV n bid fr bdr msia at rm8b when he needs to refinance d land jus to top up a small amount??

Bro, taking pictures is not for "akin-ing watching paint dry" but one way to monitor the construction progress bit by bit, at least to the buyers' interest.
Should there is a better viable solution, feel free to contribute.

its a case of do and die, don't do also die.

if let ekv refinance, if anything go wrong its going to be nigh impossible to revive the project as so much money alr owed to the bank.

if don't high possibility ekv will fail to complete or cut all possible corners due to insufficient cash.

high wave rider never believe the naysayers until too late...same thing like mcity

Im not a buyer of ekc. What i wan to say is that, when a corporation trying to refinance to other banks, it could be due to many reasons but not neccessarily bcoz of tight cash flow. It could be due to better interest rate / longer loan tenor offered by the bank OR is their corporate strategy to extend their banking relationship with other larger banks for future expansion OR maybe the land value has appreciated over the years that allow them to get higher loan margin to fund other projects. For individual like us, we may view an additional loan would caused us higher commitment, but for large corporation's view, additional borrowings may be their 'weapon'' to grow the biz and eventually turn better ROI. I believe big bank like CIMB has already evaluated eko biz performance b4 they lending out the $, especially if the loan amount involved few hundred millions RM or more. Just my 2cents

Agreed that they are many reasons for refinancing, but should ekc not do so for properties/land which do not require hundreds of buyers' consent before it goes through?

Any other buyers experienced this before?

Only heard of developer getting consent for land initially not charged but subsequently need to get loan which is a messy process

I think they not only need to get purchasers consent but maybe also the end financiers consent

Actually they should call a briefing session for all purchasers...

Can nominate someone to sign on behalf of you. I've checked this as I'm based overseas...

I guess even if you prefer to sign it yourself, you can ask that the letter to be couriered to you.

I have received a letter on the change of chargee from ambank to cimb bank. They wan us to sign the letter to give consent. In pursuance to clause 2.2 in spa.
But the clause mentioned they must show evidence of ambank discharge on the encumbrance.
If u guys have a 90% loan, it may delay the drawdown as the chargee is changed. And late drawdown will incur interest charges.
They basically refinance the land to get more money out of it.

I have the same letter too, my unit in Blk H
