QUOTE(ekorjiulai @ Dec 14 2015, 03:47 PM) Guys, heard there's a new development coming up behind Ekocheras with 4700+ residential units + hotel + offices. 2 towers apparently have 70 storeys. It's approx 3 times the total units of EKC...Anyone has any info on this? Not exactly sure how this might impact Ekocheras but I guess we still retain the closest proximity to the MRT station. This population of people may also help sustain our Ekomall. Any thoughts? Wonder if there direct access from MRR2. Which one has better access to Jln Cheras? Which one has better access to MRR2? Which one is closer to MRT1? Which one is the better hub to attract foot step to it's mall? You be the judge .... |

QUOTE(ekorjiulai @ Dec 14 2015, 04:38 PM) Ekocheras definitely. I think it could even work in favour of us (for mall success) if they can attract more people to the area. I am excited too..I've viewed Tiara Heights super semi-d development (if the prediction of this massive project is where it is, then that cleared land next to the project as seen on the map is where Tiara Heights is) and asked about direct entry from MRR2 but they said no plans in place and indicated safety concerns. But who knows, anything is possible in Malaysia ;-) I just hope they will be good road planning to ease the congestion. In any case, I'm excited for this new area and quite positive to see that they are further investments pouring into this local area. The size of the total development in this area could potentially challenge Velocity already. JMHO, a direct access from/to highway to a mall is one critical success factor. Wirhout it, the "Viva mall" will be a stranded mall and in this case, the entrence of EKC mall will grab some of visitors to "Viva Mall" ... Back in EKC approval days, if I recall correctly, one of the conditions was to build the Uturn flyover The new Viva project has 3x EKC units, they should build at least one for them (if not three).. |

QUOTE(mybenz @ Dec 16 2015, 07:58 PM) i see this as a good effect, this will provide price push to EKC, i can't see there is competition but this one does not come with mrt. Curious, is the first pool of customer for rental and subsales critical in the case?although there is a mall, but having a mall deep inside is not favourable. The ekc will be the yardstick in term of rental and selling price , if both project is having the same price point for rental and selling, as a customer which one will you choose? the option is clear. now the question is which project will be completed first to get the first pool of customer for rental and subsales. |

Just to imagine, 70 storeys is how many times of Awanpuri height?
(Assuming they share the same ground level and floor height) |

With 10 blocks of the Viva buildings sitting behind EKC, some EKC's west facing units will not get direct sunset (one good news)....

QUOTE(restful increase @ Dec 19 2015, 04:11 AM) Thr are still 300+ bumi units which hv yet to be released. Ekocheras will be releasing them by end 2016 pushing the supply of apartments in the vicinity on top of the launch of the Viva apartments. I hope there will not be an oversupply of apartment in this area. Whether there will be an oversupply in this area, l would say it depends on the launching units of Viva apartments. If the Viva units are to be launched in phases where market can absorb, then OK. However, if many units are launched to flood the market, then very obvious an oversupply will happened The price of EKC bumi-release-unit will be a good reference point for subsale price upon vp. So, what psf will it be? Hotel&office punya psf or other? |

Side track 2....
http://www.propertyguru.com.my/property-ne...property-sector One can expect a market correction of 3 to 4%. This is especially true for high-rise units, especially in the high-end market. There, of course, will be certain properties in prime areas (i.e. near the MRT, etc.) that will buck the trend and continue to appreciate. Do you think EKC, located at the MRT area, has price rise? |
