BTW really jilake i rent in one condo beside temple along jalan ipoh, they everyday (almost 3 or 4 times per week) got lion dance play here there dong don chiang jileke so rich temple? stay highest floor also can hear. damn dulan.

dah lah during thaipusam 12 midnight timm 8am cannot sleep they blast hindustan music like no tomorrow..

Means highest floor more noisier?

Ya high floor manyak bising, the sound bounced up eventually, but medium floor also abang adik la. Solution is double glaze window + sound proofing curtain (this cheapo) mahal but settle for good.

Somebody mentioned that Enesta neabry hang flower garden, temple dunno.

Enesta is 1 of the nearer one to klcc by maybe 1 or 2 km vs those along jalan kaptong and wahyu. And 3 or 4 km vs those in taman kaptong and next to metropolitan Park.

Tats the onli pro???

Why nearer to klcc is better? If klcc is the target, go for existing lrt line lor. Better mah.

Pros I think of:
Low absolute no of units
Prominent and visible due to main road frontage
Very near proposed Mrt station

Cons also directly mirror the pros:
Expensive maintenance due to low no of unit
Main road so expect to be busy and noisy
Too near hence noisy and too busy too


Guess those who wants it have to take the good with the bad

Enesta cannot yield well la but the rumawip component is such a BBB for 300K.

I always believe in the future development of an area will boost property prices. I don't see any catalyst here in jinjang besides the MRT2.

Don't listen to those tok kok ppl say hang flower place or karaoke farts. Go there yourself and experience it. The karaoke is there for those old aunties and uncles to sing in the sheltered road side Chinese tai chow. Ridiculously good food there. Hang flower place is nearer to Kepong side already. Near to hong leong bank.

I dare say noise pollution to your investment here from hang flower place or karaoke whatever you call it is almost non existence. I somehow foresee that the growth for props here will be stagnant due to the lack of redevelopment and influx of commercial catalyst.

Definitely not a place for millennials to live. Super lack of the live work play kinda feel. Nevertheless can embark on the rumawip component and rent to office workers if your moto of investment is MRT2. I don't see how jinjang is an adverse choice if one is okay with Rica or that part of sentul.
