yup certainly won't be own staying here.

apart from the unproven health concern. price appreciation will also be affected. heavensea sifu maybe can share some fact about this.
your future targeted interested buyer let's say maybe half mind about htc, another 50% don't mind. but then they will talk to friends relatives etc that will affect their decision making.

Reopen because the take up rate not full. Got so many choice nowadays. So choose wisely.

nope. best rumahwip for own stay plus possible flipping once the period over is Wangsamas at only 198k. selling even at 400k 6 years after VP is realistic the minimum the price will hit.

1. Taking commercial bank loan: Don't sign S&P unless you are confident you will get loan approval. Normally is a 1% penalty from the SPA price if you sign and need to cancel later on due to loan rejection.

2. Taking government loan: Yes, you need to sign S&P first before able to process with the government loan.

3. Government loan is a very slow process. For undercon project, yes the first 10% progress interest is charged starting once the S&P is sign. Unless you are willing to pay all the penalty for late payment, you have to cover the 10% first. If the project progress fast and reach the next 10%, and your government loan is not yet done, you have to cover yet again with your money. Don't worry, you can get back the money.

Well, seeing this pics I really kesian to those normal Enesta buyer. bye.gif
RUMAHWIP cheaper than 130k plus and much better orientation compare to normal block, albeit with a slightly smaller size.

Reason why (let's take normal block cheapest unit for example):

1. Almost half the block will face HTC (I think got 3 huge candle light there). North facing unit will get MRT (hahaha). South facing unit will see RUMAHWIP block (hahaha).
2. Located beside the main road. Paying more expensive to get this? RUMAHWIP is secluded, more quietly located.
3. Below got retail. 3 floors of shoplots. You got to be kidding me. Less privacy. Nothing below RUMAHWIP there.
4. 3 lifts serving 10 units per floor. (note: some bigger size units got more rooms as well). RUMAHWIP 3 lifts serving 8 units per floor.
5. 1 car park slot. RUMAHWIP the same 1 car park slot.
6. Condo facilities. RUMAWHIP the same full condo facilities.


Good luck to those normal Enesta buyer. rclxs0.gif It is never too late to pull out.

I already posted before rumahwip win over normal block for this project. Crazy. Not because of pricing but because of block location and orientation. Certainly best buy all rumahwip buyer. Remember own stay and not to rent out. Lol.
