my current wish/interest list
1. Tuan Residency - Pro's Freehold, KL address, low entry, facade ok. Con's Not walking distance to KTM/MRT2, traffic as expected in klang valley
2. enesta kepong rumawip - Pro's kepong is a matured area, good prospects near to future MRT2, good for rental gain, buy cheap rent high but the Con's high entry!! wtf 30k is not affordable housing it close to impossible to get this
3. Lanai BJ rumawip - Pro's BJ matured area, near to LRT for me under 1km is still walking distance, good for rental, near to stadium in future if MY football grow like those EPL haha sure surrounding value will increase $$$$ Con's just like all the rumahwip the high entry cost!! bloody affordable BS! but i think Sky Awani 3 some agent say 0% depo
4. Wangsa Maju Henna Residence reputable developer, singapore based strong backbone, the master plan quite interesting with the greenery yes resort feel like, Freehold!! Near to LRT but not sure how far from map under 1km, price is competitive compare to the Infiniti 3 crazy citizen! Con's entry cost quite high for me but its reasonable hahaha mostly my cons is due to cost cost cost

rumahwip is for own staying. so you better make up your mind which are you prefer. coz kepong VS wangsa maju VS sentul VS jalan kuching VS bukit jalil. each area also not the same.

Non rumahwip got more units per floor.
Non rumahwip got commercial shop lots below.

Rumahwip wont be facing directly HTC.
Rumahwip lesser units per floor.
Rumahwip more private as no commercial below.

Hence, this is the best rumahwip vs beside open sales project in the market today.

what are you talking about?
you get on par facility as non rumahwip block and yet want cheap rate? must as well go buy the 198k apartment standard no facility kepongmas 2.

and rumahwip block also come lesser units and smaller size. maintenance fees base on size. total collection confirm different. here an example simulate for you the calculation:
Maintenance fees set at 0.30 psf.

Rumahwip units set at 300 units. Size 800sqft.
Total collection: 800 X 0.3 X 300 = RM72k monthly

Non rumahwip units set at 320 units (non rumahwip block got slightly more units). Average size 950sqft
Total collection: 950 X 0.3 X 320 = RM91k monthly

You see clearly now the difference in monthly collection to maintain the whole building? Maybe non rumahwip block got slightly bigger swimming pool, slightly bigger gym.

Unit price from RM581,800 (before rebate), sizes from 1009sqft to 1429sqft
End of last month got promo: pay 1% & nothing till completion. Some sort of "DIBS" package.
Heard small size left 1 unit only. Possible already taken now.
