i think there lot of project you can look to beside this, for me HTC + another TNB facility is a big no.

my current wish/interest list
1. Tuan Residency - Pro's Freehold, KL address, low entry, facade ok. Con's Not walking distance to KTM/MRT2, traffic as expected in klang valley
2. enesta kepong rumawip - Pro's kepong is a matured area, good prospects near to future MRT2, good for rental gain, buy cheap rent high but the Con's high entry!! wtf 30k is not affordable housing it close to impossible to get this
3. Lanai BJ rumawip - Pro's BJ matured area, near to LRT for me under 1km is still walking distance, good for rental, near to stadium in future if MY football grow like those EPL haha sure surrounding value will increase $$$$ Con's just like all the rumahwip the high entry cost!! bloody affordable BS! but i think Sky Awani 3 some agent say 0% depo
4. Wangsa Maju Henna Residence reputable developer, singapore based strong backbone, the master plan quite interesting with the greenery yes resort feel like, Freehold!! Near to LRT but not sure how far from map under 1km, price is competitive compare to the Infiniti 3 crazy citizen! Con's entry cost quite high for me but its reasonable hahaha mostly my cons is due to cost cost cost

No choice, else everyone can get it. If you not able to fork out that deposit or down payment, if you really not affordable, then just don't buy the property now. Why must suffer yourself now to buy a property? Since the market not so hot and demanding at the moment compare to few years back.
Just wait and prepare more cash first.

u oso can check rumah selangorku but the projects normally at outskirt. http://lphs.selangor.gov.my/55.html

after u buy hse, u need to pay about 2k for ur hse. hse loan, maintenance fees, utility fees & etc. dun push urself if u can't afford at the moment, later no money makan susah. doh.gif

i think the property price not really increased much if compare to few years ago. my friend bought 900+sqft condo with crazy price rm700k+ few years ago. dun think anyone will buy property which more than 500k now.

to make urself more eligible to get hse loan/afford to pay loan >>> find higher income job but now market quite slow, need to pray hard on this. drive cheaper car instead of imported car, cut cost for unnecessary expense eg. branded clothes, bags, sport shoes, day2 eat pricey meals, even starbuck.

after u get hse, u need to think about hse renovation, purchase furniture, electrical items etc. as well. this cost more than ur 10% installment. sweat.gif sweat.gif sweat.gif

if that is your 1st house, some banks will offer full loan depend on developer panel banks
but full loan will cost u higher loan interest rate

Joint obligors gross household income not exceeding RM10,000/month (based on gross maximum income of RM5,000/month per obligor)

if developer only need less than 5% down payment, it is better not to take full house loan, because full house loan will have higher interest rate
