Yup there will be a guard house. If based on the model, there is no gate (palang) placed on the guard house but the SA clarified there should be one

Note: not sure whether Karisma or Harmoni will be launched on the tentative date.

One interesting thing found out from the Simfoni ground breaking ceremony - it was reported that the 1st batch of the commercial will be ready to handover in 2H2016! It means Ivoris will be ready by then!

Yup, aware of it. It dowsized it to "bird cage" that's why when I heard about the 1st batch commercial handover date, I thought mistakes again - but cross check noted correct this time round

Based on experience, it won't take 10 minutes, probably up to 5 minutes in most of the time.

That's why I said "most of the time". If lift breakdown then the waiting time is expected to be longer.

Oh bro, you have misinterpreted it. What reported is the 1st batch of commercial in EM will be delivered in second half of next year, not the low cost house. The 1st batch is Ivoris.

That one I don't know but I think they may start launching part by part the Silver Square. This year they still have 2-storey shophouses (Brighton) to launch

Nope, it's near to Simfoni, the Rumah Selangorku that EM just "launched". You can refer to the 1st post of this thread- the master plan.

Have such plan flashed in my mind if I still have bullets then but to some extent I share your concern. The yield could be depressed for quite some time with more competitive market ahead after more and more high rise flush in while Semenyih is still "transforming". Initially when I know about SEH plan to launch its inaugural medium cost apartments soon, I have thought about it. But when I know that there will be at least 1900 units there (3 out of 5 plots of lands designated for high rise), I a bit hesitate. Well, not that I don't have confidence with the township but just have a second thought whether the money spent there can work better else where. Similar thought applied to EM high rise. Having said that, I think the high rise projects in these townships have its inherent advantage - being part of the townships which are deemed to be the growth driver of the property market in Semenyih.

Have not made up my mind yet but I have registered my interest.
