Brother. Nowadays when we see BBB we better run far away. Just let the donkeys que up and sink tgt. If one still has the mind set of low absolute amount props (500k and below) and room for appreciation is there then I doubt it can work in today's market already. This is what the majority of ppl is doing. This is what the past generation has been doing.
A speculative township will have an adverse effects on its products. The appreciation curve will be stagnant and there will be rental pressure too. Gone are the days of 300% appreciation over 5 years.
But if i think investment today is that you are to gauge at the right entry price to target the above average crowd. Think about it, easier loan approval etc for them when u want to dispose too.
The right price at the right location will never go wrong. Demand vs Supply. Demand (ownstay) > Supply (investors) = you do the math.
Developers are marketing their ass off and putting unsustainable ideas in an over promising township. It may last in the short term but what about the time when you wanna dispose it? Big promise comes great responsibilities bro. 1k plus acres? You man man maintain lor..
