Mukim Semenyih merupakan pecahan kawasan pentadbiran bagi negeri Selangor.

Selangor dibahagikan kepada beberapa buah daerah dan setiap daerah dibahagikan kepada beberapa mukim (subdaerah/subdistrict).

Give them tadbir la. Their authority doesn't impact us. We get to shit better on kajang address but authority under smwnyih. So what if TH is under the semenyih authority? Lol. The address says it all.

Brother. Nowadays when we see BBB we better run far away. Just let the donkeys que up and sink tgt. If one still has the mind set of low absolute amount props (500k and below) and room for appreciation is there then I doubt it can work in today's market already. This is what the majority of ppl is doing. This is what the past generation has been doing.

A speculative township will have an adverse effects on its products. The appreciation curve will be stagnant and there will be rental pressure too. Gone are the days of 300% appreciation over 5 years.

But if i think investment today is that you are to gauge at the right entry price to target the above average crowd. Think about it, easier loan approval etc for them when u want to dispose too.

The right price at the right location will never go wrong. Demand vs Supply. Demand (ownstay) > Supply (investors) = you do the math.

Developers are marketing their ass off and putting unsustainable ideas in an over promising township. It may last in the short term but what about the time when you wanna dispose it? Big promise comes great responsibilities bro. 1k plus acres? You man man maintain lor..

How much did u enter SEH?

SA was a sweet spot during the boom. In fact everywhere was. But a lot of ppl will compare township A to township B etc. At the end of the day, demographic factor speaks the loudest. Yr SEH taikor posted the population growth in semenyih before. It was growing indeed but do bare in mind if it's growing due to ppl migrating into smwnyih or the population in the kampung-kampung are growing too? In that case what about spending power?

It would be rather ridiculous for me to take tropicana damansara township to compare with tropicana heights. Demographic factor is different. I felt that we should look at its surrounding, demography and also the demand. If I were to enter SEH, I would do it at the growing stage and not the initial stage.

My honest opinion. You may disagree on this too.

Parkfield didn't even have a showroom last time during its launch yet many purchased it due to Tropicana's reputable workmanship.

Klang has always been an undercover rich man area. It has a very upscale income demography. A friend who is very familiar with Klang once told me that a lot of rich ppl moved out of the dodgy part of klang to SA.

700k is quite expensive tho. I remembered somewhere that SEH was 400k to 450k during the initial stage. But those were much smaller units right? 1.5k sq ft or something. That is actually very very small for a landed house.

Lol nowadays kids play ipad, watch tv or ps4. 2 cars in the car porch also won't have enough space for these kids to play already unless inconsiderate parents go park their cars on the walkway and block the road etc. Better just make use of the park and clubhouse facilities as they are there for a reason haha

Gateless is indeed more posh.
