Last year (2023 doing YA2022) i had a full list on so-called unpaid Tax Bills while my Lejar balance is RM0.00
Asked LHDN about it via email and they say as long as lejar says 0.00, i've fully paid my taxes, just ignore it.

This year (2024 doing YA2023), the Bills magically no longer listed.

You need to declare the rental income MINUS condo expenses (maintenance, sinking, etc...)

In taxes, you need to have full proof written documents.
You can hire your parents in your business as employees... hahahaha

p.s. a tenancy agreement which is not stamped may not have strong legal help to both parties.

sports shoe also not counted because you can run bare footed
sports attire also not counted because you can do the sports naked
.... that's their LHDN logic

racquets, shuttlecocks, tennis balls, golf balls, golf clubs, court booking fee, can claim tax Relief up to RM1,000

this is correct rental nett off expenses for maintaining the condo unit.

But I wonder if we allow to deduct Coway monthly installment for Bed & Mattress, Water Filter, Air Cond, Air Filter placed in that rental unit ?

The following expenses are allowed to be deducted from rental income and must be direct expenses wholly and exclusively incurred in the production of income:

cost of ordinary repairs to maintain the property in its existing state
insurance premium on fire/burglary
assessment tax and quit rent
mortgage interest on loans obtained
the rent collection fee and legal expenses incurred to enforce rent collection.
the expense incurred to renew the tenancy or to change the tenant.
the maintenance fee for strata properties
NOTE: In order to claim these exemptions, you must have a legal tenancy agreement for said rental property as well as the original receipts of the claimable expenses.

Initial expenses such as costs to obtain your first tenant including advertising costs, legal fees, stamp duties and real estate agent commission fees are not allowed for deduction. These expenses are necessary to create a source of rental income and are not incurred in the production of rental income.

Replacement Cost of Furnishings
If the letting of a furnished real property is treated as non-business source, cost of replacing furnishings such as furniture and air conditioner can be claimed as a deduction from gross income from that letting.
