my unit has claimed till 2b (35%).

I don't have the current sales chart. You can refer to page 139 of this thread to see what units are available but that was like more than a week ago. As for price, I don't think there's any type B units that are below 675k. But to know for sure, better to visit the sales gallery.

Package when it launched was 2% rebate + 1% if sign the S&P within 14 days. Not sure if the offer still the same now.

At this pace, they could VP by year end. Btw, is ijm billing all units at the same time or according to rows?

Billing is not the same, it is by progress.
So different row will have different progress- thus they are bill different.

As per the progress- they are check and endorse by appointed architect - which means developer cannot simply make progress billing.

May I know what is the selling point for Rimbayu? Looking at the the price and location, a bit less attractive for me...

Rimbayu phase 1 and phase 2 seem having plenty defect

Does IJM after sales service okay ?
I'm considering to buy subsale

Just my personal opinions:
1. Most defects rectifiable.... no big deal
2. After Sales Service of IJM is good. They are responsible to their quality and reputation.

With strong RA, you shall be able to negotiate with them. They even provide extra "add on" after VP.

My 2 cents.

IJM is ok.. but their contractor still sucks.... Ask them recitfy 10 things... they rectify only 6 things.. then you have to complain to IJM again... then they will ask you to wait another few weeks for them to rectify... ding dong ding dong after half a year also cannot move in....some more did not full rectify all the things that I have listed.... sigh..... sienzz

If you are particular, you have to ask for Join Inspection. Point it out specifically to the inspector.

I do agree that some defects might take longer time than the allowable 30 days Especially those related to "design" change. You might need to argue with their engineering department. That's where the RA play some role here.

Phase 2 perennia alot design failure, but IJM deny that.

There are no place to drill and install the autogate joint, u have to do an extra small wall

For rimbayu, only phase 3 onwards impress me, especially the GnG wisteria
