Yes, even though good bargain, saw only around 19 units had been "BOOKED" as of yesterday. Most investor do the "STOP" & "WAIT".

Anyway, most of the "LOWEST" price units already "SAPU".

Chimes cannot sell with good price cause a lot of people not easy to get loan especially for sub-sales. Besides, for 700K house you need to fork out at least 100K first. This not including renovation if you plan to do so.

Anyway, I know quite a lot of people buy for long term investment. Mean they plan to rent out but not sell. Prove that lots of rich people, including Malay, Chinese or Indian.

Commercial launching early next year. 88 units, if not mistaken start from 1.65M and above

Any one plan to open a restaurant here? After 3 years I many house will be ready. Rimbayu at least Phase 1 ~ 6, TA Phase 1 &2, ES also Phase 1 & 2..... Few thousands house is ready

Yah.... now is the buyer market. Buyer are spoiled with choice and option. For investor, mostly are "WAIT" for the dead chicken. For those need a "HOUSE" immediately, you can choose the one best suit you as there are too many for you to choose. Many can't wait to "OFF LOAD" now smile.gif

Agree. For Dead Chicken @ 650K, you need at least 100K. This not including if you plan to do some renovation.
But this is not confirm you are able to get.

Compare to Penduline, you only need to fork out around 50K. You will have time to accumulate your renovation money for 2 years.
You sure can get at this price (as I believe IJM won't be able to sell out all 600 ++ houses). Queue early if you want to select your lot & save some by select the lower price one. tongue.gif

Penduline no ballot. IJM do it by queue number distribution @ 9:00am. So if you like to select your desire unit, you have to queue to avoid unit taken.

IJM is not too confident on the launching (my personal opinion), that's why they prefer to launch 100 units in one go only. Depend on the response only they will release the balance of the units. Depend on response, they will release more number of units.

Mostly for own stay and not for investment or flip purpose. You need to queue to get your lucky unit. Otherwise you will end up take the balance unit.

Anyway, for Penduline, all North-South direction, so direction should not be much issue.
There are price different between house number, facing field, direction and row of house (if not mistaken, only 8 rows of house offer price).

In this kind of soft market, sure there will be balance unit. But if for own stay, one would like to select the best 'feng-shui' one

It is a fact that market condition not good at the moment, some believe it will drag on until at least next year or the year after next year.

If not you won't see such price in the Canal City.

This is good for those with limited down payment and plan for landed house. As for me, this is good for own stay, but not for short term investment.
