Yes. If you plan to do massive renovation on external facade, only individual can do.

For strata, fencing and guard house more easy to maintain as there are DMC (do i write it correctly?), while individual depend on RA

For Chimes subsale, you need upfront of 100k, for Penduline, only 45k. Big big different.

Do not forget the renovation cost.....

Not too worry, total 600++ house, IJM only open 132 units today. If they manage to fully sell out, they will open up more for booking.

The only shortcoming would be price increase.

Nowaday investors will WAIT, WAIT, WAIT. Unless you are having very strong holding power. At least 5 years and above for decents return.

Existing Chinese school in KK is full every year. Some children already sent to area like Putra Height / Klang. This is current condition for KK at the moment.

Landed intended for capital appreciation. Never expect rental will be able to cover your installment especially nowadays landed easily can cost 600-800K. blush.gif Go for service apartment or condo will be better option. shakehead.gif
