Quite attractive...... Merrydale 858k (3% rebate + 10k) -> 823k, Horizon 780k (10% rebate, free MOT) -> 702k, total difference of 141k (assuming 20k MOT). My math right?

If you dont count MOT, the different already > 100K but the comparison issit fair? 858K is which type of the Merrydale and how big is it in terms of land size and build up? I think the superlink 1 with RM780K should be 23.6x76 and has build up of more than 2K (Please correct me if I am wrong.

Landscaping and security no need to compare as I think is about the same except P3 has that new technology on the fencing which EM don't have.

Yes, generally units in EH is cheaper than EM. However EM is strata but EH horizon is individual with DMC. Nevertheless, consider fully GnG as well. Of course Merrydale has 3.7 acres of private garden, while superlink only have Sun Bird Walk and the Fragrance Garden.

They will depending on the personal preference. Anyhow, if grandlis really starting from 780k and with 10% discount, that's indeed a really good buy.. For home stayer, it is superb, but for investor, make sure you have holding power, as 10% discount looks to me high chance for flippers.

if buy at RM 708k, you must be able to sell at RM 850k..
which i doubt with current malaysian ability abt to buy it..

Semenyih need time to develop and holding power is a must. Even in matured area, flipping upon VP also no more easily achievable with current scenario.

Presint 1 mostly is fenced and guarded. Presint 2 and 3 is guarded and gated, individual title with DMC, full perimeter fencing equipped with Agil PIDS system as Changi airport.

I am not sure the about the 50% quota, can you show the source? At least during the launching on Oct 2013, I did not observe such phenomenon..

Yes, while Grandlis have a lot of attractive features (spacious, fully GnG with spectacular sunbird walk and fragrance garden landscape. ), but I think there are 3 issues potential purchaser may need to consider:

First, they are nearest to the sewage treatment plant. Grandlis is on a much higher ground than the STP though.

Second, they are just beside the Lekas highway, may have noise issue. Normally SEH will plant alot of trees along the highway as sound barrier.

Third, the entry/exit from grandlis only rely on the flyover bridge alone, no other alternative route. If in case the bridge got problem and need maintenance, how you would need to commute in and out.

Purchaser just need to consider and see whether can tolerate with these.

Recently I thought of 1 thing. How offen do we go out to the park or look at the park from our house? Landscaping is nice but will we really making use of the park that much? At the end of the day issit worth?

hmm..it's more like kind of "luxury" feel..maybe not everyday walk in the garden, but if your hosue is nearby it, and from your house can view the nice landscape garden, your mood will become better and indirectly most of the things in life can become smooth...like feng shui...
