Indeed... Just wondering how comet the grandlis superlink is still not yet put into the product lines.. Furthermore, the masterplan is not updated with the Ecohill Taipan yet, though the printed version already there.

Yeah, I think the width is smaller if compared to Lekas. A little bumpy as well. Perhaps they have reserved the land the possible 3 lanes in future.

Anyhow, it looks decent to me now, just cannot drive as fast as along the highway.. 60-70 km/h would be an appropriate speed along the Ecohill link..

Yeah, that's my concern which I raise up 1.5 years back. the roundabout of the breeze in future will become very busy, after the apartments at the back of DSL are completed and fully occupied.

Nevertheless, if compare between traffic light and roundabout, I will still opf for the roundabout as the road can be used 100% at all time and no need to wait just because 1 - 2 people crossing the road.

If this small roundabout also jam means Semenyih will be very "ong" already.. and so far I still can't find a place which is very ong but jam free.

The most worrying things now is the number of Toll booths at Lekas Semenyih now.. I already can see the cash lanes already piled up during the weekend. sweat.gif sweat.gif

From my experience, from Lekas Semenyih toll till Sungai Long using silk takes less than 15 minutes, and from there needs another 5 - 10 minutes to reach Mines, depending on traffic.

For Semenyih folks, they can use this twin palm route, or using the kajang-Semenyih bypass to reach Cheras Sentral and from Cheras Sentral either all the way to Loke Yew, or connect to the East West Link..

My personal experience during morning rush hour, around 8am, from Lekas Semenyih toll till Cheras Sentral takes only around 20 minutes.

Beside, semenyih folks also can use the Silk (Bukit Kajang) connect to the North-south Kajang toll, and then heading to KL through Sungai Besi.

Bartonia, 20 x 70, BU 2089 sqf, starting from RM 632k, before discount, fenced and guarded.

Grandlis superlink, 23.6 x 76, BU 2389 sqf, starting from RM 773k, before discount, gated and guarded with Agil PIDS system.

Normal discount rate is 3%, on certain occasion you may get extra, please check with SA for further details.

Be it Sungai Long / BMC / Ecohill, I think people will face the same issue, if you want to reduce the severity of this issue, you have to move out from Sungai Long / BMC / Semenyih and stay somewhere less than 5km from your working place.

Everyone has choice, apparently people from BMC / Sungai Long accept the fact that they need to face terrible jam to their working place using either loke yew or east west link during the working hour, aren't they?

As a matter of fact, not only BMC and Sungai Long, a large number of Kajang people will face the same issue as well.

So, choice is on everyone's preference. If this issue really a concern for you, go for some properties with KL address rather than Selangor.

I am hoping the traffic can be better after the completion of the MRT project also. Nevertheless, I don't put high hope. KL / PJ area already being served with LRT/Monorail/KTM for long time, but the traffic is worsen over days.

Wondering how many people is actually really working in an area which public train station is within walking distance. Even it is within walking distance, how many really will use it after considering the safety and weather issue? hmm.gif hmm.gif

Hehehe... unfortunately it's not my case.. Even my wife is working quite nearby to LRT station, she would prefer to drive, coz there's no cover walkway (scare of rain) and safety issue (going back at late evening).. sweat.gif sweat.gif

I think the issue not only happens in Ecohill/EcoMajestic, it will be applicable to all the residents in Semenyih/Kajang area, including BMC, Sungai Long and etc. Of course whether it can tolerate or not, it depends on personal preference. History told us that there are actually many people can tolerate with such condition. At least there are more than 700 thousand people resides under the MPKJ municipal are able to tolerate that. This not to mention those who stay in Shah Alam, Puchong, Kota Kemuning but working in KL. More importantly, there are people prefer to stay in this area (with serene scenary and landscape) compare to other more bustling area such as Bangsar, and I dun think you are alone. I know there is people who stay less than 10km from city center, but also need to spend 1 hour in traffic jam everyday.

In terms of petrol consumption, it doesn't mean one travel 15km of jam area shall save a lot petrol compare the other who have 15km of smooth driving + 15 km of jam traffic condition. If one need RM 50 - 100 petrol per week depends on car model and driving behavior in these area, the other I would say need at least RM 30-80 per week depending on the traffic and actual distance from the working place.

Toll, car maintenance, extra petrol actually ways lower than property price. Let's assume one spend extra RM 400 per month compare to another who stay very close to city center. After 30 years, one just spend extra RM 144k, while property with same size, buildup and landscape can be easily 200 - 300k extra, and not the inclusive the extra interest charges incur for 30 years.

Staying near to city center does have their cons as well:

a.) Everyday comes out a few hundred meter from the house already stuck in traffic jam.
b.) Lack of greenery and natural landscape and very congested.
c.) Prune to air pollution
d.) Financial burden on the property easily a few hundred thousand extra, means if your income is RM 100k per year, you work for free a few years to cover the extra financial burden.
e.) Hardly to find any free parking slot, be it weekday or weekend

So, ultimately it depends on personal preference and tolerance and as I said, there are at least 700 thousand people can tolerate with this and I believe the number will grow continuously.
