Very true. There is no no jam place at town and that it is only a matter of time before the jam come.
However, for those who are working in KL town or PJ area, please get ready to spend 2 hours minimum everyday stuck in the traffic jam. Probably this is very much depends on personnel tolerance and acceptance. Still there are many people staying in Seremban / Senawang area but travel to KL via personnel transport or public transport.
Probably this is fried old rice issue and should be discussed many time in the forum. But I just want to highlight again based on my personnel experience. The consequences could be:
a) Spend 2 - 3 hours a day in traffic jam everyday
b) Probably RM 50 - 100 petrol per week depends on car model and driving behavior
c) Toll
d) Car maintenance
Last but not the least, everybody has mentioned about the time spent to work... But the worst in traffic is actually coming back after work...
I am not against the concept / scenery. Definitely you will have good weekend and enjoy to stay at house or family day.
I think the issue not only happens in Ecohill/EcoMajestic, it will be applicable to all the residents in Semenyih/Kajang area, including BMC, Sungai Long and etc. Of course whether it can tolerate or not, it depends on personal preference. History told us that there are actually many people can tolerate with such condition. At least there are more than 700 thousand people resides under the MPKJ municipal are able to tolerate that. This not to mention those who stay in Shah Alam, Puchong, Kota Kemuning but working in KL. More importantly, there are people prefer to stay in this area (with serene scenary and landscape) compare to other more bustling area such as Bangsar, and I dun think you are alone. I know there is people who stay less than 10km from city center, but also need to spend 1 hour in traffic jam everyday.
In terms of petrol consumption, it doesn't mean one travel 15km of jam area shall save a lot petrol compare the other who have 15km of smooth driving + 15 km of jam traffic condition. If one need RM 50 - 100 petrol per week depends on car model and driving behavior in these area, the other I would say need at least RM 30-80 per week depending on the traffic and actual distance from the working place.
Toll, car maintenance, extra petrol actually ways lower than property price. Let's assume one spend extra RM 400 per month compare to another who stay very close to city center. After 30 years, one just spend extra RM 144k, while property with same size, buildup and landscape can be easily 200 - 300k extra, and not the inclusive the extra interest charges incur for 30 years.
Staying near to city center does have their cons as well:
a.) Everyday comes out a few hundred meter from the house already stuck in traffic jam.
b.) Lack of greenery and natural landscape and very congested.
c.) Prune to air pollution
d.) Financial burden on the property easily a few hundred thousand extra, means if your income is RM 100k per year, you work for free a few years to cover the extra financial burden.
e.) Hardly to find any free parking slot, be it weekday or weekend
So, ultimately it depends on personal preference and tolerance and as I said, there are at least 700 thousand people can tolerate with this and I believe the number will grow continuously.
